Planning to buy 2 BHK in Sai Poorna High end.

Q: I am planning to buy 2 BHK in Sai Poorna High end. Please share the experiences with the builder. Any delay in possession and the amenities promised would be delivered. Any other feedback please share to help make me decide.

Hi,
i just visited their 3 projects today.They said High End's possession will be from March 2013.
We were looking for Luxuria(Dec-2014)/Premier(Mar-2014) where we could do some modification/customization. However, they were not very willing and the floor plans did not impress us too much. Quality is good ; location is OK; but somehow the attitude lacks professionalism.
Compared to some other projects I found their car park,clubhouse,water.power,VAT,service tax cost more.
Deciding not to buy from this builder.

Any suggestion on any good project on the same locality will be really helpful.

HI SURYA, I would suggest before booking have a feedback from his previous projects. As the builder himself to give references so that he will came to know that his previous history does matters.

Thanks guys for all your feedback. I have purchased another apartment but the sad part is again my Builder has done similar things No Khatha Transfer, none of promised ameneties are delivered. These Builder's think that our hard earned money is waste and play with us. When people become aware about their misdeeds and stop buying any of their flats they would realize they are not King/SuperMan but Customer is for sure the one on whose money these people survive

I wrote them formally by mail my bank details etc and asked them to deposit the amount in my account because of the delay. till date (27 Oct 2012) there is no replay. It takes them so many days to identify who has made payment on time when they have to pay, if it would have been the reverse way (buyer has to pay builder) I am sure buyer will be have busy time while answering their(builder) calls regarding payment within days of exceeding the payment dates. - I WOULD SAY THEY(BUILDER) ARE MORE CONCENTRATING ON THEIR OTHER NEWLY LAUNCHED PROJECT. BUT I JUST WANT TO REMIND THEM THAT TODAY'S BUYERS ARE SMART ENOUGH ,THEY GET THE HISTORY OF BUILDER BEFORE INVESTING MONEY ON A PROJECT.

After making the 90% payment When I contact the builder regarding the payments(which builder has to pay to buyer) if project delays at that time he said he will let me know about this and the progress by end of Sept 2012. In October when asked when they are making the payment to buyers because of the delay he said they are scanning who has made the payment on time and they will give them the amount as per their flat in coming days.- continue

I want to share my thoughts on this. I booked the model flat in SAI POORNA HIGH END. I bought this flat because 1)the project was 80-90% complete- and no builder will stake his reputation once he has a project almost ready. 2)The layout of the rooms and quality is OK in comparison with other builders in same category. 3) based on 1st points assumption the project will be ready soon let say with a delay of 3-5 months(keep in mind the project is suppose to finish by June 2012 with a grace period of 3 month till sept 2012). so it should be ready by end of Dec 2012. but now i came to know that there will be further delayed till march 2012. and the reason given is unavailability of the quality material which they are using in the project.(Come on guys be realistic don't give these kind of dumb reasons). -continue

It is even bad. There is grace period of 6 months over december 2012 which takes this to June 2013. It seems the duplex portion are not sold much & therefore the delays happens

Horrible is the only word that suits this builder. Absolutely non professional. He did not transfer Khata and not even done painting completely let alone amenities (in his past projects in Somasundar Palya SaiPoorna Paradise, SP Heights). If you want to buy a mental trauma then get associated with this builder. And also my guess is for sure his both projects on Harlur road will be razed for road widening because marking was there on the compound wall but he painted it off. Just ask the sales reps of Sobha, ND and Prestige they will clear this off for you about roadwidening.

Pls avoid the builder he had 17 or more cases opened in his last projects Sai Poorna Paradise.
He threatens people, would never get you the Khata done, He has not got this done for his last
three projects ( Sai Poorna Heights, Paradise and another one). He would never finish the
amenities, and ultimately people have to sign the procession certificate since they are paying
the emi’s and the rentals as well.

On the positive side, the architecture is spacious, rooms are airy.

For a real feedback about any builder, walk into his previous projects and ask the residents over
there.

We were planning to buy an apartment on Harlur road since many projects are coming up..

Project is good but there are some concerns with the builder and staff behavior. We have booked an apartment there and till the time the 90% payment was done everything was smooth. But after that the staff is not that friendly, builder refuses to see us saying he is busy, and today finally when we met him to discuss and understand a few of the construction technicalities, he got angry without any reason. Initially they had said that we can tell them the modifications required when the work progresses, but now they are refusing to do any modifications and tell us that whatever modifications (electrical, plumbing... ) can be done only after possession (at our cost and time). This may involve chipping off the walls, drilling, repainting, etc. Usually other builders are ready to do modifications at the time work progresses but these people are refusing.

Quality is not a concern but definitely customer experience is bad.

In my case they have assured me the minor amendments will be done.
I raised a request on their live chat portal and got a callback from their team.I would suggest you try the same and raise the request through and email or Live Chat as there is a different team which takes care of such issues.

Yes, I want to get review of someone who has already bought here, possession time looks like the only concern 90% construction is done so EMI will start completely from time you buy the flat

I visited the site long back but it did not impress me.

1) They have projects just on the road (haralur area) which is going to be widen in future so premises may loose some portion..
2) The floor plan is not that much good.
3) Looks like buyers are not much interested since the representative did so much follow up to me and in spite of conveying that I did not like the floor plan & location they told that they were ready to change the plan...but I did not like the location as well..!!

and also heard that the staffs approach and builder attitude is not at all professional...
