Latest update on Orchid Ozone.

Q: Has anybody got the latest update on the project. I don't think the Project is in good state. Everytime I visited the site, new story has been narated to me by the officials for the delays and the new schdule. I think it is time that the owners should have a word with the DB officials. As it seems we all owners have taken things for granted. No doubt today the DB Relaty share price would go down, on fridays news of Etisalte want to proceed with legal action aganist Swan Telecome. Why we owners has to take all these issue on our property, have we thought these things at the time of purchase. I strongly suggest we should come together and meet the officials with deadlines. If we don't do this, I don't think project will complete even by 2015.

Hi all,
I have checked yesterday on a property portal. A real estate agent is selling 1BHK at 38 lacs (base price) . I had call him and confirm the price . Total inclusive will cost me around 52-55lakh. Should i go with this project? I need your advice. Thanks...

Any update on the completion status of buildings in phase-1 in Orchid Ozone, Dahisar East, Mumbai? Is the construction currently in progress or is it delayed again? If someone can please share a copy of latest completion certificate.

Hi all,
What is the current completion status of the project? Now it is heard that some chemical issue in the ground or structure of DB Ozone that makes the building very weak.

Hey Sankalp,
No chemical issue in the ground, rates are lower because the project is not completed since 6 yrs now. I think DB Realty had major financial problems ( around 2G scam period ) which has led to massive delay. At one stage it seemed they will go bankrupt but it seems they will survive now.

Hi all,
Are you aware of this new development charges of Rs 1000sq-ft extra. .Every Flat owner has to pay at the time of possession .Project has been delayed because of builder not our fault. Now, the cost has gone up.We were never told about these charges at the time of booking. What should we do now please advice.

Hello Ashish,
It is clearly mentioned in your agreement from April' 2013, if u have paid your stamp duty and regestration before april 2013 it is not mentioned, but at the time of possesion every body has to pay extra Rs.1000sq-ft. It's not property tax that everybody knows, It's actually Development Charges.

This is actually Rs 1000 sq-ft extra as development charges,something new invented by DB Realty to cover their cost, because project has been delayed,this is new way of extorting money from the buyers.

Yes we should come together and fight. Though its legal for new buyers and need to verify this 1K. I have some info to share -

Developers have to pay 'external development charges', or EDC, to the government for civic amenities such as roads, water/electricity supply, sewerage and drainage. The EDC is fixed by the local authorities and is passed on to buyers in proportion to the built-up area of their properties. The EDC is clearly mentioned in the agreement.
BUT
You can check the EDC rates by visiting the local town planning authority.

ALSO IF WE DIDNT COME TOGETHER THEN BEWARE ABOUT THIS FRAUD TOO -
In some townships/projects that promise a grand lifestyle, developers do not transfer ownership of facilities with commercial value, such as club house, gymnasium and tennis court, to resident associations.

Builders retain rights over such facilities in the builder-buyer agreement and profit from it. In such an arrangement, residents end up paying for maintenance.

My question to you, I am planning to purchase of 1bhk flat at DB Orchid Ozone for self occupancy. I am currently in talks with a broker, who has offered me a decent deal. I plan to go with 80% Home Loan for this purchase. Is it a good decision?

Dear Shalini - instead of knowing all facts if you still want to go with DB project then its you wish. I personally wont recommend, instead I would suggest to visit site office first, ask DB team to give you all kind of assurance on paper and what they says.

Secondly you can get good deal directly from DB as they are desperate to sell the flats in DB because earlier they had planned it differently and now I found suffocation in this locality, it looks like SRA project.

If you can increase your budget a little then you can find some good project nearby DB. To my knowledge Lodha and Akruti are there in surrounding areas, their township planning is far better than DB. But you know its Mumbai where everything on sale. Choice is yours.

hello all te investors who has booked the flat in orchid ozone. i am also one of them who has purchased the flat almost 3 years back. i am also given new updates about the progress, as some of you rightly said now site officials are quoting possession date will be some where 2014 dec. i am quite disapponted now after knowing the new dates. I think we should meet altogether and approach senior official at DB at their goregaon office to know the facts. all of you are requested to please share the contact/mail id atleast for us to get in touch and think about the strategy.

The possesion of all the buildings are approximately by November 2014 as per the builders office announce.

As on today the construction is already started and the investors are not selling their flats below Rs.5800 Per Sq. Ft and the rate of the Builder is Rs.7200/- Per Square Feet and Rs.45/- Floor Rise. Just visited the site on 04.03.2012

I thought of booking a flat in the project but after getting so many negative reviews I think I should back off from my decision. Anyways thanks a lot for the information about Orchid Ozone.
