Hi Saket,

This is the best project in terms location, value, specs and functionality. The approach is also perfect. My suggestion is like many of us pls go ahead and book. Possession is Nov this year and the owners are already in active discussion with Embassy in yahoogroups and also monthly meetings. I thought all stock is sold.

I am planning to book another 4 BHK in Embassy Pristine. I am told there are very few flats in secondary market sincce most of the buyers are end users As per the latest reports the momentum has shifted from Koramangla to Outer ring road as most of the big cos are now between sarjapur outer ring road junction to marathahalli. Far flung areas like Whitefield are not developing at that pace as ORR. I enquired about the rates and i am told they are planning to increase it from 6500 per sqft (which is still a great price) given its location and the project details.

I missed another point...there is no dispute on the road with sun city apartments....infact that is a bbmp road which is why you will now see if you visit sun city appts every apartment has it's own security. So no dispute at all

I have already booked a 4 bhk there..I stay in neighbouring sobha appts and no issues with this area...after a lot of research on outer ring road and white field I zeroed down on embassy pristine since it is very well located, great builder and ambience arond with amazing facilities. Another plus point is just 424 flats on 15 acres unlike other complexes which has a much higher density

This is a great project...there are no issues...no smell etc...there is a storm water drain that is under construction. As per the master plan there will be another road to green glen layout which should be ready by 2015

those who have doubt can just take a drive to the location of Embassy pristine. This place is very close to the lake and in a low lying area. All the rain water from the near by village take the natural flow to lake, but the lake side is encroached by people. Effectively, the road and basements of the apartments near the Bellandur lake always floods. Last 2-3 days the road leading to Emabassy is flooded with sewage.
