Q: Status of Sunteck Orion in Airoli- Delay in commencement of work for lack of approvals? When will this project start. Its been a year since its prelaunch and i hear that it does'nt have required appropriation about your Question.

Keep away from this builder and even the sales team that each one of us interacted during the booking..they kept on bluffing...even today you visit them...they will sell you a flat.

Iam not sure is this a strategy to delay the start up &go with new bookings with a higher price at a later stage.....

I have given up on this option , the latest is that the project is being scrapped . I am looking out for other high rise projects , millenium avinash (just behind sunteck oceans) going for a resale flat.. but apparently it does not have OC as of yet as well ... would it make sense to invest in a flat which does not have a OC
Hi Girish, Its better to have an OC in place. if the Builder is not able to get an OC then there would have been some non-compliance by the Builder in respect to the construction. If the OC is not in place then your basic amentities such as Water from NMMC/BMC gets hampered.

Today when I spoke i got the same reply and they are saying that they are filing case against regulators and the project may get deyaled infinite. It seems builder is not interested to start work as the prices of nearby locations have gone up including Airoli. They (mgmt team) are expected to write to all investors about the same by this weekend.
Dear all, we need to take up this matter with Sunteck group's Managing Director. I am getting different responses from different officals of Piramal Sunteck. One is saying IOD is not required while other one is saying they have applied for IOD, one senior official told me that they have applied for NMMC clearance which is required for Environment Clearance while another person is saying they are going to apply for such clearance in a week. We should also send a letter to Piramal group as many customers would have booked flats in this project because of "Piramal" name as developer.
I agree with you Amit, the way these guys are responding to procedural requirements.. seems they are just not good enough to get things done faster out of govt dept.... projects which were launched latter to this has started work... and these guys are still just figuring out "How to get the permission".... I am surprised how come they have good names like Piramal and Kotak associated with them...
I booked in Dec 2011, probably in the 1st 25 people to book. Its more than 2 years and still absurd replies. I think those guys are really lethargic. Getting work out from goverment needs a lot of constant followups, but seems these guys arent pushing. They just get dates after dates and not sure if there paperwork is complete either ! I think we know a considerable number of people. We should form a group and schedule a meeting with someone senior in the firm. Hi friends, Developer will going to apply for the IOD this month end. IOD along with other recommended document will required to present to committee member for approval of environment clearance. It will take another 6~8 months from now for commencement of work as informed by unofficial personnel.
HI Rajeev, Guess its gonna take another 4-5 months the way they are responding towards this.. CIDCO may also charge builder interest coz project is delayed (rather will be) beyond the timeline which is 4yrs from purchase of land and its been already 3yrs..
The minutes of 23 rd ec meeting mentions that they would consider after builder gets IOD and also they need to get high rise clearance from NMMC. Not sure how much more delay this implies

It is surprising that such a reputed group do not have any process of keeping customers informed about developments. I have not received any written reply to various letters/mails. I have booked flat considering one JV partner is reputed and big business group like Piramal.
Hi friends, 64th SEIAA meeting minutes will be uploaded by next week. We will wait and observe if any approval/rejection comments from committee member so that developer can apply for .CC and IOD.
Hello Friends - wish you all a Very Happy New Year. I have written two letters and numerous e mails to the senior / concerned officials of this developer. I have not received any written reply. I had personal meeting and conversation on telecon about the delay in commencement of construction work of this project. Reply is they are awaiting for approvals. They are saying authorities have cleared project for environment clearance in a meeting held on 23rd Dec 2013 and now only IOD and CC which are pending to start the project work.
The moef clearance has not come through. There are still some points which they need to respond after the 23rd december meeting. Then there is highrise issue....and then iod or cc. So.....till then keep following up.
Hi Girish, May be you can wait and watch for a month or so as there are some developments expected soon. If they are in favour then you can then book the apartment.
I advice you not to book in Signia Orion due to pending approvals from various authorities.If U are getting discounted rate and willing to wait for next five years, then you can think in booking this project.Otherwise you can go for ready to move property in this area with reliable developer. Presently they may be selling on words that project will get approvals in short duration. Do not get trap as we got. We are waiting since last 2 years.
Am intrested in a 2 BHK flat , apparently all 2 BHK flats in oceans seem to be fully sold off and they have offered me orion instead. It is strange that inspite of all issues they still seem to be selling orion flats to buyers am keen to follow developments on this ..my cordinates 9920051166
Booked in Feb 2012. they give me same link and same clarifications as posted above. I spoke to their sales person , he said expected date is mid February...which I don't trust , since that's the way he has been given dates . I am reachable on 9820973607.
I have also booked the flat in Signia Orion in FEB 2012 . After enquiring with them they told me that they are awaiting the High rise committee approvals and after getting approval they will apply for CC and IOD this means another 6~8 months. I agree with you as I am based in Dubai i keep talking with one of their senior person with whom I had a detailed discussion last week, however he has shared the following link regarding seiaa meeting expected to happen this month (by 15th Dec) and after this they will apply for IOD/CC which means another 2-3mths. They got Environmental clearance and permission upto 23 floor.Now they have applied for CC and IOD which may came around first week of january. if during this period LS Election if some problem happen then U have to wait till July 2014 to start the work.and It seen that builder also not interested to starting thr project..As there is no buyer for Signia Oceans because the rate they kept for same is Rs,9000 and for Signia Orion they are quoting Rs.10000 which are very v ery high. Kindly share more information if u know anything more.
Ask them first if they have all clearances ( CC etc..) from local bodies to start construction. I am caught since March 2012. No idea when the construction will start!!!!!!!!!
Did you book in Orion ? What did they say regarding construction start for this project?? My recommendation would be to book only after they have all permisions /IOD/CC ...else wait.
I have booked a flat here since Feb 2012..but since then all evasive replies by the developer regarding the commencement of work. They are not giving any offical reply regarding anything. The delay is already almost a year. Really dont know what is the issue with this.
