Let me clarify on the Parkway Homes Club Membership. I purchased a flat in the Chaplin Block. It seems the club house will be maintained by SJR / Parkway Homes which is not yet decided. Its joint venture from reliable developers as they provided the land to SJR. Regarding usage of clubhouse. Both SJR Parkway Homes and Reliable Gardenia people will be using the club house resources as they will provide swipe card system to the respective owners. Other than that the remaining all eminities provided by the Parkway Homes will be only used by the Parkway Home owners only.
But yes they said they will be charging 1000 rupees per month as maintenance for usage of club house which we might decide as house owners in coming future. So this is to be decided by the Owners committee

@Mithilesh, I do not think there will be any problem in selling or renting out the project after the possession. You can easily expect 60 - 70 % hike on current price by 2016. :) :D
Hi All, I am planning to book a house in Parkway Home, i went to the site but I guess i din't pay much attention to this sharing of amenities. Thanks for this post, i know it now but my major worry is about the Location. Do you guys, owners found the location convenient or you guys are hoping that the jail road is going to expand ? Though its distance form sarjapur mainroad be around 7-8 kms but the road is really narrow. And once the project is completed ( and possibly more projects would build around that) i think that the road may not cope up with it. I want to know from owners if you have had such thought as well ? If yes, have you done any reasearch of the future developments around this area ? ( i know that the Prephiral ring road is proposed, but dont know when would it be completed). If you guys have done any reason i would be very interested to speak to you. I am a bit confused about the amenities some people are tellin that the SJR Builder is only going to share the club house with Reliable Developers and some are telling that they may use the amenities provided by Parkway homes. Can the people who have booked a flat in this project plz update me?

The project seems to be a good project and recently one of my cousins have booked a 2 bhk unit in Parkway Homes. SJR Prime corp has entered joint development with the Reliable Developers. The builder is telling that the club house is shared with the reliable developers other amenities are not shared . Size of the 2 bhk and 3 bhk are spacious. The cost of the unit seems to be affordable
Yes even i visited the site and found out that, it is a joint venture between Reliable developers and SJR Prime Corp. The CLUB house and all the major amenities mentioned in their brochure are shared with Reliable Gardenia Villa Projects. They are collecting 2 Lakhs as club house membership fees and the club house & related amenities are maintained by SJR for life long, not by apartment association.
I visited the site last week. The road from Hosa road junction is very narrow but the same road became wider just in-front of the lake may be it is one of the strategy of the builder to give a good feel to his project. I found the difference about sharing the amenities with Reliable builders Gardenia project, which is adjacent to Parkway homes. When I talked to the Reliable builders, they said that they shall use the amenities provided by Parkway homes. While Parkway homes's sales man told me that they are sharing only club house. SJR is telling that the are not going to handover the ownership of club house to association even after the project completion. SJR Builders are charging 1000 per month for its maintenance apart from the normal maintenance charged by association.
