Completion Time: Construction, finishing and making the Said Flat habitable and the Parking Space, if any, usable [(1) in bare condition and (2) as per the Specifications, the decision of the Architect in this regard being final and binding], shall be done by Ideal within 30th September 2014 (Completion Date) provided however the Completion Date may be extended by a period of 12 (twelve) months (Extended Period) at the option and sole discretion of Ideal. This information was came from the developers a year back.

Hi guys or neighbours , Sorry for replying late .Thanks Common Floor as I was looking for a forum like this . i had booked a flat in phase 2 .One month ago i visited the site and had a long conversation with Govind, the site engineer and he told me that construction has been delayed by 2 years for phase 2 due no availability of workers where as marketing manager mr Anuj told me that project got delayed due to getting approval from DGCA . Then I understoood simply we got screwed beacause truth is before any project they get construction approval from other units like municipal ..
Other thing I noticed in phase 1 in many flats rooms are horrible, no floor tiles ,toilets are horrible ,no white wash and it is not habitable at all .Infact people cannot live there ,still lots of work are not completed at all. here is my contact no 9699667625. Mr. Sanyal Will they be able to complete the flat even by May,2014 I do not think so. BTW why they are asking Final payment be fore serving the actual possession letter and without making the flat not habitable, have you asked ? It appeares to me that they want to avail the final payment without making things ready, which is as per agreement. Once you apply for registration you have to declare that you are satisfied with the progress. Are we really satisfied with progress even one yr has passed after the last before final payment.Also what is the progress of backside towers of Phase-I.
Hello, Mr. Prasun, similar kind of letter of Fitout was also served to me and some of my colleagues on Aug, Sept, 2013 and there they have asked for Final payment and registration charges. However after visiting the site we are convinced and the Flats and towers are far from completion not to spraek of possession.
Hence, my self and some of my colleagues have denied Final Payment and asked them to complete the construction first and them ask for final payment after serving due possession letter.
As far as i know that last bank payment will be released by bank to M/S Ideal only after submission of registration document to the bank. Further attorney of M/S Ideal are working out the value of the asset for finalizing the registration fees. I have been told that once registered I have to apply to WBSEB for power connection for which all assistence will be given by them. But I am sure nothing can happen before May 13 as the progress is dismal.
Has anyone registered their property yet - did Ideal paid any compensation towards late delivery of the property? Would like to know what others are going through.

No I haven't paid. In fact my block is far away from completion. I received a letter from my lending bank to deposit the registration paper as mortgage, w.r.t that letter, Ideal has relied to the bank (cc'ed to me) that the registration will be done by Nov-Dec 2013. But looking at the current progress, I think minimum 6-8 months more is required before people can move in there.
Hi,Mr.Prasun - it is not required to wait Nov-Dec for registry..Once u pay balance 10%,legal fee ,Misc,Exp,Mint. Deposit &Maint charges for 1 year,Association formation charges, then company will arrange. registration .

It seems Delay even by Marc, 2015 is accepted by buyers as they dont bother to share. How much interest on deposited moneyon(as 90% complete payment done as per cl.8.4) is beiing lost for each years of delay, can anyone thinks about it. May be 99% buyers are billionary. Realtors who showed misleading advertisement through VCD , they are quite now. Does 5% of actual front view matches with the layout as shown in brochure & VCD. Really, the progress is really disappointing.I don't think that even if the bill is passed it will help us somehow.
Hello, by now they have coined a different term called Fit out for some of the towers, which is not legal possession, but they are asking for final payment. It is not clear why the project is getting so much delayed even after the grace period is over for most of the buyers of phase-I.
Can any body highlight or know any thing as to when the Phase-I is going to be completed in habitable condition.
I received a letter from them, stating that the registry will be done by Nov-Dec, 2013. Although I doubt if they will be able to meet that deadline as well. Progress is truly disappointing.

However electrical boxes, kitchen sinks and toilet facilities are to be installed. I was informed that those will be fitted as soon as the flats will be registered The front garden was under preparation. Going by the progressthe houses can be handed over with adequate facilities earliest by May 13. I wish i should be proved wrong.
