Q: Gwal Pahari is in news since long time and I have best many developers are interested in investing huge amount of money in this area. I want to know what are the factors that are attracting the investors??? I am also an investors and want to know the area well!Kindly share your views.

The area just came stepped into real estate sector with a lot of land issues one year back. The area has the biggest developers and good projects! The current price per sqft of the area is Rs 10,200 - Rs 15,000 per sq ft. Yes this is a very costly area and all the projects are luxury projects!
See even Noida and Noida extension have faced the same situation. Yes there are many projects which are paused now due to the HC’s order, but there are really good projects where you can invest. Those projects have started their construction with all approvals. After the land issues get solved the place will be huge demand. Hence i would suggest the investors that take up good projects and invest in that. Yes you have to look for long term investment .
Yes it was a village, now Gurgaon Developers have taken it and they are coming up with new projects. The place has issues like traffic congestion in NH 8 and Gurgaon Faridabad Road. Because of the construction of the projects as well as internal roads! The place is not good for end users!
Hi the major connectivity of Gwal Pahari is through Gurgaon Faridabad Road. Then you have Chattarpur main Road, Golf Course Road Extension road which is 20 min and Sohna Road within 20 min drive. The area is an upcoming area, not a developed one.There are many toll roads and links roads coming up.
Hi Gwal Pahari is the area located on the Gurgaon- Faridabad road. The area was actually a village few years back and the area is facing a lot of land litigation problems. At first developers were very keen to invest in that area.. due to the good connectivity but after the land issues there are hardly any developers that are coming in !
