Hi Ajay, I bought a flat in Sonestaa Iwoods Apratment last year. It has approval from all leading banks such as SBI, LIC, HDFC etc. Project work is almost completed and many families are staying in few blocks. Amenties work such as Gym, Party Hall, Skating area, Children play area etc are completed. You can reach Srinivas (9243777367) for project price and negotiate. He's a nice person and answers all the queries properly.
Project is in prime location with good amenities.It's very difficult to get a project like this with such a good amount of amenities at a prime location with this budget. Builder is helpful, trying to resolve each and every query of residents. Based on my visit, i can see people are already staying in I and C blocks.

I booked my flat in G block and so far quite happy about my decision.
I went to Sonesta iWoods last weekend and checked with the occupants over there about the quality of their houses. All are satisfied with the quality , branded items being used and they are stating that builder is keeping all his promises except a bit delay in completion of all the Amenities. But so far except swimming pool many amenities are completed. Swimming pool is in progress.
I went to marketing office and discussed with Srinivas who nicely explained me about the project.I am looking forward to book a flat this weekend.

Flats are really good with decent price and at nice locality, but the only problem is with the builder(Chary) improper management. He trusts his manager Ramesh blindly, who is greed for money. Maintains the community very badly. Ramesh is such a miser that he will collect money from Milk/Water/Paper supply people. Recently came to know that he has some money dealing with slum peoples staying beside I Block, due to which delaying the construction of the Westside wall.
We want to talk to builder chary abt all these, but Ramesh spoiling all our plans and not letting us to meet to chary. Ramesh guides the worker to dump the sewage water into the small drainage right beside I Block. Causing bad smell and increase in mosquitoes. Upon bring to Harish notice it seems to be stopped now. Only genuine persons are Harish, Jayaram and Sidhu, who chary won't trust. We are frustrated with this Ramesh greed. I believe it is only Ramesh greed but not Chary
I never had any issue with the quality of the construction, it is good but not the best.
And whenever any issue raised all are getting addressed.
but what about the westside wall, since how long will it in pending state. only out of this frustration I made below comments, if it hurts anyone I apologies for it.

We visited last week couple of project in around marthahalli and bellandur comparatively sonestaa builders maintaining quality and good number of amenities, Quality of amenities is very good in sonestaa meadows project, i hope he will maintain same at i woods also. and also it is approved by all leading banks like LIC SBI &HDFC,
Hi Lokesh Patwa, am also owned a flat in sonestaa i woods and am already staying in that appartment, i moved in by 15th of july their is no as such delay in the project they have committed and given in same time.
I do not know how you are saying medows' quality is good. Please ask any residents and go inside. You will find cracks on all the walls, ceilings, even in ground floor. Most of the top floor flats have big leakage from ceiling. Builder has not completed the project till date. He is denying OC, electric meter transfer. After taking rs. 2.5 per sqft for one year, he is now trying to get out of this project. In summary all the owners are now trapped and do not know whether lift/power backup and all common utilities will be available next day or not. You can come any day anytime and ask any meadows' resident to confirm it.
OC is an important document and the government has made it mandatory that all the builders have to provide OC other wise owners will not be allowed to occupy their respective properties.
Thought to update with a new drama of this builder. He is trying to run away without finishing the project. Requesting any prospective buyer to visit sonestaa meadows and view the notice boards. You will get a first hand view of your future :)
Thanks for updating and I think it is high time and all the buyers should for a group and talk with the builder. The buyers can ask the builder for some kind of compensation.

Regarding OC & A Khata- I have seen the BBMP A khata application form which builder has submitted in the BBMP office.,It will take few months but checked with conern depttt in BBMP office that their is no deviation in the property and can get the A Khata & OC. Fake Users & Owners - Please stop writing here as its creating problem for us

I do not think there is any problem is this project as all the legal approvals are in place but to be on the safer side cross check all the documents with the help of legal experts .

The current rate per sqft going on in this project ranges from Rs 4000 to Rs 4400. Nirman Sonesta Developers is a prominent developers, they provide quality construction but I am really sad to read about the delays in the possession.

I checked with the builder on 3rd of Jan regarding the possession for interiors. He told the tiles would come around 10th of Jan. Still not sure, how much truth is in his words. He is saying the same since october 2014. Once the tiles comes. He would require a month to give the house for interiors...

Hi All, We are done with legal verification and got go head from the lawyer. I have done following investigation and would like to share them with you all
1. Went to sonesta meadows and checked with the occupants over there about the quality of their houses. All were satisfied with the quality , branded items being used and they are stating that builder is keeping all his promises. 2. They also agree that there is some delay happened which is true, but hope it may not happen in IWoods. 3. After discussing with them I understood that builder is supportive and trying to do his best. 4. Branded items being used, got chance to visit few of people houses there are simple good. 5 The overall quality is good, value for money invested.
I suggest people who want to book with NSD, please visit the meadows talk to the people over there, check the quality and come to some conclusion. Instead of getting disturbed by some negative or positive comments which happened to me :).

Hi Sujan, it is around 4K in that project. I feel that locality is good for investment because of near by IT companies and easy assess to Domlur, Whitefield, Sarjapur and ECtiy.

Nirman Sonesta is one of the prominent developers and the have developed many residential and commercial projects in Bangalore. The construction quality offered in their project seems to be good enough.
I have booked the flat in Sonesta IWOODS one month ago in C-block, For me the quality and progress of work is seems to be good as of now, I visited the meadows,its quality is seems to be satisfactory. There is some delay happened in Meadows construction. But, builder as reason for that and also all other constructions in that area where delayed, so we shouldn't blame NSD alone here.
We are looking for IWOods because of 1. Easy access to ORR, about 800mts. 2. Peace full area with old temples surrounding. 3. branded items being used in construction. 4. Lake View Gated Community for good security among ourselves. 5. Guarantee returns, builder seems to keep is promise to get a good will, which is very much needed.
I request people who want to mention cons/quality of the builder , better create a dummy(to hide your identity) Facebook account and post the pics which would be helpful for us.
Uma, have you bookedd 2 or 3 bhk? i am planning to book 3 bhk and carpet area(without balcony) coming around 62%. if i add balcony its coming around 68%. can you measure and post your feedback. for the amount we paying carpet area seems to be very less generally it should be morethan 68%.
As per plan, there is no common wall in C block. When i visit site, i see C block is constructed with common wall and i am confused. did you check with builder regarding common wall?
I read guidance valve for bellandur is 4000, if builder is ready to give apt at 3900, will it cause any issues during registration?
hi arun. I calculated built up area for 1109 sft is 865 sft including balconies so that it is 78% and 22% common area.you can ask the builder he will give detailed plan with all calculations .he is giving more %of built up area compared with other builders,my loan is sanctioned in SBI

Builder wise only lawyer opinion will be good. Otherwise I found this worth it. I did not see any bad about this so far. Its a big project at competitive rates. 800 MTS from main road, good amenities, area wise also I could not notice anything wrong. If it meets legal requirement , its a worth project.

I also booked a flat in sonestaa I woods for its location though very close to ORR it is very quite, calm and peaceful, so the property appreciation would be fast and rental value will be high. The open space left in center is very good and the amenities providing by the builder are also good. The price also less compared to other builders whose price is more than rs. 5500/- and plot area is around 3.5 acres so this project is the biggest among all near by projects. The quality and speed of the project is satisfactory.

i also visited sonestaa meadows, jk ashish, vishnu developers and charitha builders at thubarahalli and compared the quality of the work of all the above builders and found sonestaa meadows quality good enough and price of meadows was highest of all the builders almost all flats were sold and onlly 10 flats left out of 400 odd flats, all the builders have shown the BBMP 40 feet road notification, i personally feel road responsibility is of BBMP and not any builder, my question is if there is no proposal of formation of road how BBMP has given sanction to so many projects on that road, i approached silver oaks for little lesser price compared to meadows, then builder told me about iwoods, which is good location very close to ORR and from nov -13 till now the progress is good, what i personally feel is one should check the quality and commiment of the builder, i suggest to personally visit the site find what is what and then take decision in this regard as this is life time investment.
Dont Know ..why this builder was going with only just G+3 for all (iwoods, oaks and meadows) Just adjacent to iwoods we can see shobha tall buildings near to lake . any one checked with builder ?
hi friends i along with 4 friends visited sonesta silver oaks to book flats with the reference of my friend who booked a flat in sonesta silver oaks in june-13 the construction was at foundation stage and when we visited in nov-13 the roofs were completed and brick work was going on, my friend suggested us to book in silver oaks as the quality and speed of the work was very good, at that point of time builder told about sonesta iwoods at bellandur which started in jun-13, then we visited sonesta iwoods we felt very happy about location which is very close to ( less than 1km) outer ring road at the same time it is very peace ful, decent and calm locality. then we booked flats in sonestaa IWOODS. i approached LIC (lakshmikanth) for financials has any body taken loan from lic . please let me know how would be the closure details in future.

Hi Srinath, OC will be issued only if the building is completed I think. We did not check with the builder yet. Regarding the quality of construction, you can visit the builder's other project(Maedows). Quality seems fine not great.

I am also thinking to book a flat in iWoods. I visited the project today. My only concern is the on-time delivery of the project. He promised me that possession will start from September 2014 and the entire project will get completed by Dec 2014. I have been reading reviews about delay in possession of his earlier project Sonesta Meadows. He reasoned the cause of the delay was due to single contractor problem in Meadows Project. He assured this will not happen in the project as there are multiple contractors. Keeping fingers crossed. Thinking about it still not made decision to go for it.
have you visited site recently. I checked C block before 2 days (29th July) and only ground floor is completed. To complete C block alone it will take another 4 months. D&E block work is just started and it will take another 10-12 months. I am interested in C block top floor and it may complete by Feb 15 with grace period of 6 months.
Project progress has been satisfactory over last few weeks since I've observed, (even today I paid a visit to the site). Area-wise its plus points are connectivity to ORR and proximity to some of major Tech-parks/Co's. Regarding Belandur Lake, yes there are parts where you sense a foul smell - I do feel it near Yemlur area, sometimes. Though near the project I didn't observe any smell in my visits so far. Still, I would recommend you go and see it for yourself. Regarding Meadows builder did have 'justifications' - why that was delayed - some encroachment on approach road. Hi, I am also thinking to book a flat in Sonesta I woods. Would like to know about the area, is the area is safe and also is ballendur lake is a problem because I heard it is a polluted lake and can cause health problems and smells some time.
Also I heard that the builder is not punctual in giving possessions, sonesta meadows was delayed by one year.

Hi Girish/Madhav, We've booked apartment in this project due to its proximity to my workplace. As far as approvals are concerned, builder told us its approved by LIC and SBI. I contacted SBI, Belandur and LICHFL Kormangala, but they don't have the exact details of this project and are following up with the builder now. I was also given no of one LICHFL agent in Residency Road branch. I visited the branch and met this person, who said the project is approved and loan will be sanctioned, though he said he can't share the technical/legal report with me. Builder has also given me a bundle of documents (photo-copies) and said I could get them verified wherever I liked. I'm still in process of going through the verification and if it all goes well, we'll sign the agreement in next 7 to 10 days.

Hi Arun, I had few doubts regarding the project which I wish to clarify with you all. The builder said that it's approved by SBI but it's not there on the list of SBI approved projects whereas the other two projects by this builder are there. Check the below link: https://www.sbi.co.in/user.htm Do you know the reason for the same? Secondly, 80% of the flats are still vacant. The builder has only been able to sell 20 out of the 110 flats for which the booking has been opened. Any idea why? I would appreciate if you could also share your email id for further information.
