Q: Hi, i heard that Manesar is growing in rapid speed and it can turn to be the next Gurgaon. I am an investors, highlight the pros and cons of the place so that i can have a idea about the place.
Hi Ms Seekha , about the price trend, the area came into existence in 2009, that time it was village and hardly any builder was ready to to invest in this area. After the Manesar Tech Park was introduced the builders showed interest in the area. In April-June 2010 the price took a jump from Rs 2500 per sq ft to Rs 3800 per sq ft. In 2011 Jan- March it took a went to Rs 4200 per sq ft, but came down to Rs 3500 per sq ft in April-June 2011. Shockingly within 1 year the price again went up to Rs 5200 per sq ft and till last Sep 2013. and the price right now is Rs 4300 per sq ft.
Which are the developers who have come up with their project in Manesar?Which are the projects in Manesar? Kindly mention about completed projects and on going projects.Kindly help me to understand the price structure of the area.
Most of the top notch builders in India like Reliance, DLF, Unitech, Raheja, Vatika, Orris Infrastructure, Amrapali, Antriksh, etc, have already bought land banks on this stretch to develop townships.
According to my knowledge there are 10 completed project and 5-6 on going projects. The price price are in between Rs 28 lacs to Rs 2 Cr. The area has both low segment and high segment projects. This are few good on going projects where you can invest:
All leading global brands like Toyota, Mitsubishi, Honda, Suzuki, etc, are making colossal investments in Manesar real estate. Also, the proposal to build an expressway to Jaipur is adding value to Manesar's real estate.
You know abother reason is the overflowing demand in Gurgaon and the high end projects, the demand is shifting to Manesar. People are looking for mid segment hosuing and which Manesar have... and well connected and oviously because of IMT! So everything is turning to be the plus point for Manesar.
Residential properties in Manesar have also hopped on to the boom bus, and have witnessed an excellent jump of 35-40 %. IMT Manesar is projected to have a shortfall of over 6 lakh housing units over the next 4-5 years, whereas the availability of authorized housing will only be around 65,000 units in the same period.
The new developmental plan for Gurgaon-Manesar Urban Complex has been formulated taking into consideration the projected growth of the city up to 2025. The Gurgaon-Manesar Master Plan projects a population of around 40 lakh by 2020. You have Delhi Mumbai Industrial Corridor Project,an ambitious project aimed at developing an Industrial Zone spanning across six states in India and which will have great impact in the real estate market of Manesar. Soon the place will have also have metro connectivity. With infrastructural developments taking place at a good pace, Manesar is all set to become an ultramodern city.
Manesar will emerge as a Mecca of industry-specific infrastructure, service ancillaries, commercial services, and an array of other essential services. The developing area is a perfect choice for trade towers, corporate offices, industrial units and shopping malls.
This is a very interesting fact that the place is growing which shows there are many opportunities for the price to appreciate more. I want to know about the connectivity of the place.
Only 32 km from the IGI airport and 45 km from Connaught Place, Delhi, Manesar is well connected to Delhi and Gurgaon. Also you have 135 km long Kundli-Manesar-Palwal (KMP) Expressway, which will connect Sonipat district with Palwal in Faridabad district. The road takes off from Kundli on NH-1 and passes through Bahadurgarh in Jhajjar district, the proposed special economic zone on NH-10 and Manesar in Gurgaon district on NH-8 .It will terminate near Palwal on NH-2.
Heya, even i think that IMT Manesar has seen great influence that attracted the builders to come up with residential projects in Manesar. If we check the reports, real estate market in Manesar has been growing at a very fast pace. The number of projects both commercial and residential have increased by 35% within last 6-8 months.
Hi the first thing to brief about Manesar is was a sleepy village of about 1,000 dwellings units on Delhi-Jaipur Highway i.e NH-8, but Manesar has now transformed into an industrial and commercial hub. With facilities like schools,a post office, banks, warehouses this place has become one of the best place for residential projects also. The area is a win win game for end user as well as investors.
Yes, I agree that IMT Manesar is the reason for Manesar' groth. Even, Vigneshwara Developers has developed their project D&K ivalley in IMT Manesar and they have recieved award "the first Gold rating from Ministry of Environment & Forests (MoEF) Government of India" for this project.
