Kamla Atlantis Project Review

I have booked a flat in Kamla Atlantis in Nov-dec 2012. Till date construction has not started. the sales representative of Kaml, one Ms Pranali informed me that as they are yet to receive certain approvals, construction will not start for another 6-8 months.

I have given a cancellation request, but the builder has not even acknowledged my request yet even after one month.

Please reconsider your decision to buy from Kamla Landmarc builders. If you phone them, the executives do not pick up calls. Sometimes after attending calls they will offer to revert with information, but the call never comes.

I am now struggling to get my money back. I was told that the flat would be available by June 2016.

Now-a-days project delay has become a fashion for the developers. As a buyer, you should be aware of the protection that is available to you in the event of the late delivery of the immovable property you have purchased and also some of the things you need to avoid including in your contract.

In case there is a delay in a project and the builder is not willing to pay a compensation as discussed in the builder-buyer agreement, buyers can approach the Consumer Court or the civil court for the execution of the penalty and grievance redressal forum for project delay.

It is right time to send a legal notice on consultation with a competent lawyer, clearly stating consequence on failure to deliver property immediately. If builder does not respond to the legal notice, you should either file a complaint in the consumer forum or file a lawsuit in the civil court against the concerned builder.

As per Consumer Protection Act, 1986, buyer can file a case with the consumer forum for a quick redressal of his grievances.

The highest locality price for flats for sale in Mulund West is Rs. 13600 per square foot and the lowest locality price is Rs. 11900 per square foot. Return on investment is witnessing an increase of 2% for third quarter in the year 2013. The future of Mulund West looks very bright as a lot of new developments taking place here. The proposed Metro Rail project will further enhance its connectivity. Investment in this suburb will prove to be a wise decision in the coming years.

The project lying in heart of the Mulund is well connected by road and rail modes of transport. BEST operates normal schedules to Thane, Mulund station, western suburbs, central suburbs and Navi Mumbai. It is an excellent locality to live with schools, colleges, banks. shopping malls and hotels within walking distance from Kamla Atlantis.

In fact the apartments are close to 3 major malls, 5 Hypermarkets and 3 five star hotels. Mulund station is approx 8 kms, Mumbai International Airport is about 16 kms, domestic airport is about 14 kms and BKC is located at 17 kms from Kamla Atlantis. Dadar Terminus is located at 25 kms respectively.

Hmmm. Looks like the amenities are good enough for the price quoted. How is the connectivity and infrastructure facilities. Are they good. Is the project close to schools, malls and banks. Is the locality good for living under present circumstances??

What is the price for 2 BHK apartments in Kamla Atlantis and what are the amenities provided by the builder?? what is the sqft rate the builder is charging? Do reply as I am planning to book a flat in this project.

The price for 2 BHK in Kamla Atlantis comes to about Rs. 1.33 crore excluding registration, tax and VAT. The area for 2 BHK is approx 1250 sqft. The amenities provided by the builder include swimming pool, club house, community hall, children play area, intercom connection, standby power and tennis court.

Kamla Atlantis is one of the ongoing projects being developed by Kamala Landmark group of builders. The flats are located in Mulund west.

Heard that work on the project has already been commenced and will get over by Dec 2016. Kamla Atlantis has 2 and 3 BHK units.
