Hi Gagan, Rate per sqft for Villas at The Lotus is Rs. 1,414/- (Plot cost )+ Rs.2250/- sqft (Villa Construction cost). Phase I consists of 164 units, 30% of the venture is purely for individual villas and the remaining 70% for villa plots.
I have bought plot in JS lotus, though JS homes completed the registration on May, they haven't transferred khata in my name. Khata is very much needed, without khata, purchaser can't construct house and they can't do any transaction. I am not sure, whether JS homes intentionally delaying khata transfer
Hi Guys!!! What is the status of Khata????? Khata is very much necessary while applying for any loan form bank and license. Khata includes all the critical details related to property which includes the name of the owners, location of the property, dimension of site etc.
There is not much information available about the builder over the net. They are having another ongoing project Moham Meridies in JP Nagar. A plot with 1453 sqft will cost you around Rs 21 lakhs.
Do not go with this company, my Brother paid 1lakh advance, after 2 months of taking money they did not proceed further and finally gave a bounced check for the money paid.
I think it is a good option to invest in Chandapura Anekal belt and after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III.
Location Advantages:
1) Educational Institutions like Alliance University, BTL Institute of Technology, St. Joseph High school are in close proximity
2)Vijaya Nursing Home and Narayana Hrudayalaya are near by
HRS Layout has developed very fast as the area is close to ORR, IT companies, Marathahalli and Bannerghatta. But I do not think CA Belt will develop as fast as HSR Layout? Anyways thanks for the reply
