Q: A layout of 22 plots is made by the owner on DC converted plot and has no other approval. Is it legally safe to buy DC converted land WITHOUT BDA /Biaapa approval. Can I get the approval myself for my individual plot after purchasing the same
DC Converted means the conversion of land from 'agricultural' (i.e. land that can only be used for farming according to the government, and hence assessed for tax accordingly) to 'residential'. DC stands for District Commissioner, the officer who has the authority to approve such conversions. DC converted sites are usually eligible for bank loans.
DC converted land requires approvals from town planning authority like BIAPPA, BDA, BMRDA etc to ensure that proper space has been allocated for roads and other amenities as per government rules. Now-a-days DC does not give the conversion order without their approvals.
