Green Vistas Prakrriti in Kochi

Q: Hey guys, I dont really know much about Kochi per say, can someone tell me more about Kakkanad? I am planning to get a flat in Green Vistas Prakrriti apartments in Kakkanad. Is this a good apartment building? is this area a good place for investments?

I shall share some information that I got lately about the project. Here the area of the 3 bhk flats at the Block 3 of Phase II is 1692 square feet (Type A). Area of 3 bhk at block 2 of the Phase I is around 1687 square feet (type A) and 1616 square feet (type C).

I think that the process of booking here is like this. On agreement, including the booking amount, you will have to pay 30% of the total cost. The rest of the amount can be paid in installments of 10%, 2.50% and 3 % and so on. On handing over, the total cost has to be paid.

Okay..for the latest rate of the apartments in the block 2 in phase I is like this. You will have to pay a little more than the other phases here. The present per square feet price here is around rs. 4000 per square feet. You will also have to pay another rs. 20 as per the hike of the floors. I think that the price is negotiable.

Hey, from my friend who is working as an engineer there, he told me that the project Prakrriti is expected to complete in Phase wise. The phase I, block 1 is already handed over and sold out. Block 2 is expected to finish by May 2015. In phase II, the block 3 is expected to be completed by the end of 2017.

Block 2 has not yet been handed over as far as I know. Does anybody know whether the project has high tension line cable from KSEB, water connection, and NOC for occupancy? Will the proposed Metro work affect the roads leading to this project?

Oh yeah..actually, I came to know about the per square feet price of these apartments. At Prakrriti's third block, for the type B, C, D, E, F apartments in this project, the rate is rs. 3,200 per square feet. and an extra Rs. 20 per square feet as per the floor hike. For Type A and G apartments, the price is rs. 3,400 per square feet and rs. 20 per square feet for the floor hike.

When I contacted the builders, I got to know that the approximate basic cost of the Prakrriti for a 3 bhk in the Block 3 is starting from Rs. 57.52 lakhs and 3 bhk in block 2 starts from Rs. 64.64 lakhs. I think that this is really good pricing for this apartment.

From the information I got about the apartment project, you can see that the total units here is around 556 apartments. Block 1 has 120 flats, block 2 has 120 flats, block 3 has 98 flats, block 4 has 98 flats and the block 5 has 120 flats.

I think this is a good project for IT professionals who are working in Infopark or the Smart City. It is launched in 2 phases. Phase I has 2 blocks (1 and 2). Block 1 is sold out and Block 2 has limited units that are available. I think the phase 3 is open for booking now.

Hi there, I think that the Green Vistas are providing the apartment project called Prakrriti. They are actually offering 2 bhks, 2 bhks+Study room apartment, as well as 3 bhk at phase II block 3. There is also 2 + study room apartments and 3 bhks at phase I block 2 also.

I heard that Fashion City will be built in Kakkanad, this is the major reason for the boom in apartments in this area. Crores of turnover and thousands of jobs are expected to come out of the Fashion City project. Also a fashion tech and garment tech engineering college is going to be part of Fashion City. Its very exciting times for Kochi, good area and good apartment building.

yes its a good area, Kochi InfoPark is here, it is second largest one in all of Kerala. Many other developments making this area price rise. State government and central government offices are here, so it is good for business and government works. Green Vistas Prakrriti will be good apartments but it will take long May 2017. Cheap but you have to wait, if you are ok with that then you should buy, great area on the rise. They have a supermarket, spa, library, gym, sauna, jacuzzi, broadband, and many other luxuries. And a very big club house, 25,000 acres.

Hey Kakkanad is a good residential area, especially in Kochi. If you are going to be working in IT or nearby kakkanad, then this area is best for you. Green Vistas Prakrriti is decent, it isn’t overly fancy but it has everything you need in a home sort of way. The car park, the surroundings, the swimming pool, all looks welcoming. 37 to 55 lakhs is a good price for this sort of luxury home, but you should also look around for other apartment options in this area, there are many new constructions here, the place is on the rise
