Pashmina Waterfront Review

Q: Hi,
I am trying to find out some info about Pashmina developer's project Pashmina Waterfront.They have launched their first project, Water Front, on Old Madras Road, Bangalore.

I totally agree with you. No point of buying a property for such a huge amount, if you have to face such problems.

Hi all,
I am confused between Salapuria Celesta and Pashmina Waterfront project. Pashmina doesn’t have a brand name like Salarpuria. But the plan looks promising. Price wise they are similar for us. Has anyone booked in Pashmina recently? It concerns me that Pashmina has no other projects completed by them. Is it worth taking this risk?

My suggestion to you that don't go on brand name, always think on quality of construction and on time possession. Pashmina has a substantial pipeline that includes a group of redevelopment projects in Central Mumbai’s Dadar area, a second residential project in Bangalore and a 100-acre land project in Pune for developing a township. So far, Pashmina’s land acquisitions are self-funded.

Guys this seems like really strange to me to see a project where few apartments can only be purchased through a finance scheme by ICICI/HDFC banks and not by others whereas the project got approval from Axis, ICICI and HDFC Banks. As per as its approval is concern the project got all the statutory approvals from BBMP and BWSSB.

The project is strategically located on Old Madras Road, which is one of the most bustling lanes of the city. The locality is easily accessible from all parts of the city via road and rail. Metro Rail is an added advantage of this project.

I did some research on builder and found that they are first time builders and major investment is by Mr Koticha (25 years old ASK Group, Mumbai). In 2009 they floated some Reality sector funds to invest in major cities and collected some 550 crores, I think this is their part of investment.

Mr.Pratap, The HT wires shifting to few yards away its not going to help at all. When we enter the property we can hear Noise from HT wires. Tell me after paying a 1 Crore will u be comfortable with the noise.
Also i visited the pashmina 2 days back, seems like there is legal issues between Landowners and Developers. and there is wall also constructed in the Entrance to stop the way to Marketing office.

You are saying not to go to Brand names. This is what happens if you don't go to Branded developers.

I am interested in investing kindly advise with the Proof

Hi Pratap, Recently I got a mail saying that the rate per sqft going on in Pashmina Waterfront is Rs Rs 4,482 per sq ft, the 1,779 – 2,082 sq ft apartments cost approximately Rs 1 crore onwards, inclusive of clubhouse and two car parks. Phase 1, which is nearing completion, would be ready for possession by December 2015.

Seriously Madhav... Thats strange coz when I inquired about the project in June they quoting me Rs 5050 per sqft. What about the amenities provided by the builder?

@Madhav and Pradip, Right now they are quoting Rs 4832 per sqft on wards in this project. Is it worth buying an apartment in Old Madras Road for such price???
