Investment in 2 or 3 BHK in Nanakramguda locality

Q: Hello, I am planning to invest in a 2 or 3 BHK somewhere close to the ORR but not too far from gachibowli either. I hear nanakramguda is seeing quick developments in terms of great commercial and residential projects. Can someone give me more details on the locality and properties for investment in nanakramguda within a budget of 70 lacs?

Can anyone share the current price trend going on in this locality and what is the reason that the locality is seeing an upward trend?

Nanakramguda is a fast developing locality and the area is far from the hustle-bustle of the city. Nanakramguda is around 14 kms away from Banjara Hills and 21 kms from Secunderabad. The current rate per sqft going on in this locality is Rs 4282. The main reason for people looking for an apartment in this locality is because of the sharp price shoot in Gachibowli. Moreover the social infrastructure is also good here.

In my suggestion, invest at golf-view apartments if you are keen about investing in nanakramguda only. Golf-view apartments are spacious and ideally located, and are priced fairly per the current nanakramguda trends. If you are open to exploring the areas around, you should consider investing in properties at Gachibowli like Mantri celestia which are on the cheaper side with 1 and 3 BHKs ranging from 34 lacs to 55 lacs, and The Botanica which offers 3, 4 and BHKs with area ranging from 2626 sq. ft to 9,636 sq. ft and price ranging from Rs. 1.36 crore to 4.87 crore. Lot of similar projects are coming up in and around nanakramguda, I don’t know details of the others, maybe someone else can help with information on similar projects in nanakramguda?

I agree, Trendset Winz is a great property, except for the 1 km road that connects it to the ORR which goes through the cramped roads of nanakramguda village. This isn’t the case with the golf-view apartments. It is located right at the entrance of the nanakramguda village, and connects straight to the ORR. SImilarly, mantri celestia is located near the wipro circle, and Microsoft office, and enjoys wide roads connecting it to manikonda, Indranagar, gachibowli etc. except for the 1 km stretch of bumpy road, and tiny tea stalls and market, the area is perfect to invest in.

Hi, I personally believe that Golf-view apartments is like many other good gated community projects that are coming up in Hyderabad. But, two things that makes it a feasible option to invest is its proximity to ORR and the pricing. The average rate for such gated communities at nanakramguda is Rs. 4000 per sq. ft. But, at Golf-view apartments with a little push they might bring it down to 3,600 - 3,700 per sq. ft. So, a 3 BHK within 80 lacs at a promising location works as a plus. Also, another good thing is that it is right at the beginning of the nanakramguda village and connects straight to the ORR, which will help you avoid a good 1.5 kms road that awaits proper construction.

That’s right! Nanakramguda has become a prime choice for investment in real estate. Some of the main projects for investment in and around the area are the Golf-view apartments by Theme Ambience constructions, Trendset winz, Mantri Celestia etc. Since, your budget is around 1 crore, the feasible options would be Mantri celestia and Golf-view apartments, which ranges between 50 Lacs to 84 lacs from 3BHKs. But, if you are willing to extend your budget up to 1.5 crores, then you can own a spacious 3BHK at Trendset Winz. The only disadvantage about trendset winz is the roads around the property.

Hey, Golf-view apartments is an on going gated community project by Theme Ambience constructions. I don’t know much about them, but I know that they have some successful projects like Whisper valley in Jubilee hills, luxury villa and row houses by the name of ambience canton and ambience anthem in secunderabad. Golf-view apartments is under construction and will be ready to occupy by September 2014. The gated community has both 2 and 3 BHK variants with an area ranging from 1395 to 2050 sq. ft. and price ranging from Rs. 57 lacs to 84 lacs The gated community has all amenities you can usually find in such properties.

Hey, you’ve heard it right. Nanakramguda has come up quickly as the second IT hub of Hyderabad after Hitec city, and is quickly becoming a real estate and architectural hub. Nanakramguda is developed in terms of having huge office complexes and residential projects, but still need development in terms of super markets, restaurants, and other basic amenities in the area. Because these facilities are only slowly coming up in the area, the price per sq. ft is relatively low and ranges from Rs. 2600 per sq. ft to Rs. 4000 per sq. ft. The lack of th above mentioned facilties isn’t really amatter of worry because areas like indranagar, DLF, Gachibowli are located in close proximity to nanakramguda

A 3,015 sq. ft 3 BHK. Wow! must say that must be one spacious house to live in. I have visited Trendset Winz a couple of times and I think it is a beautiful with some very nice and unique amenities. If I were you I would hold on to this property for two very specific reasons. The first one being the fact that this property is very well built and equipped with great amenities and has seen the per sq.ft price go from Rs. 4,200 to Rs. 5700 in the past 3 years. And second the locality. I wouldn’t say that Nanakramguda is a great locality yet, but with all the big companies and projects coming up in Nanakramguda, the locality and surroundings are sure to adapt.
