Q: Hey, I own a 3 BHK of 3015 sq.ft in Trendset Winz at Nanakramguda. I wanted to know if I should sell this apartment and reinvest in properties somewhere near Gachibowli, madhapur or should I hold on to this one and expect further appreciation in the property prices in Nanakramguda.
I agree that Trendset winz is a great property, but don’t you think investing in areas like Gachibowli, Hitec city, Madhapur etc might be more beneficial not just in terms of future capital appreciation but also because of the great social life one can enjoy in these areas, with every all types of facilities, hospitals, malls etc abundant in these areas. If your reason to move from nanakramguda is to have a more lively surrounding, then I would say you can definitely find a great apartment within a 2 crore budget in the prime areas. Can somene who has invested or looking to invest in these areas help with more information?
That’s a huge 3 BHK. If you purchased it 3 years back, then I’m guess you must have paid around Rs. 4,200 to 4,500 per sq. ft. If you sell this property now, you’ll definitely reap a good value, but, since your property is only 3 years old there won’t be any harm in waiting for a couple of more years. The prices have been constantly increasing, and would continue to do so, as lot of developments are lined up after the formation of the new state. Alternatively, if you are not staying in the apartment you could rent it out for Rs. 35,000 to 40,000 pm till you are ready to sell it and buy a new one. Good luck with whatever you decide.
