Q: Hey how nice is Nanakramguda as a locality? Are there going to be government expenditures invested in providing civic facilities for Nanakramguda?
Latest Answer: Right now the Greater Hyderabad Municipal Corporation and the roads department have been fighting over gantries (entry and exit gates) in certain areas of the city. The roads and buildings officials are super hesitant to hand over the hands to the civic authorities for them to develop it. But now, the civic authorities have taken it upon themselves to fix gantries in 14 roads and Nanankramguda road is one of them. They also have plans of constructing elaborate footpaths for about one km, landscaping, greenery development on median, BT recarpeting up to 1 km and if needed, road marking paints and street lighting. This will go a long way in improving the civic facilities of the locality!

Q: Hey, I own a 3 BHK of 3015 sq.ft in Trendset Winz at Nanakramguda. I wanted to know if I should sell this apartment and reinvest in properties somewhere near Gachibowli, madhapur or should I hold on to this one and expect further appreciation in the property prices in Nanakramguda.
Latest Answer: I agree that Trendset winz is a great property, but don’t you think investing in areas like Gachibowli, Hitec city, Madhapur etc might be more beneficial not just in terms of future capital appreciation but also because of the great social life one can enjoy in these areas, with every all types of facilities, hospitals, malls etc abundant in these areas. If your reason to move from nanakramguda is to have a more lively surrounding, then I would say you can definitely find a great apartment within a 2 crore budget in the prime areas. Can somene who has invested or looking to invest in these areas help with more information?

I hear nanakramguda is seeing quick developments in terms of great commercial and residential projects. Can someone give me more details on the locality and properties for investment in nanakramguda within a budget of 70 lacs?

Q: Hi, my friend and I have recently relocated to Hyderabad. Our new office is near the Wipro circle in Nanakramguda. I’m looking to rent a 2 BHK somewhere around that area. I’d like to know about the rent and deposits in this area and any other must know information about the area.
Latest Answer: Hey, while Indranagar is the closest to wipro circle with great rental deals, you can also consider finding a place around telecom nagar. Telecom nagar is only 4.6 kms from wipro circle, and you can take the ORR to avoid any traffic. The rent in telecom nagar is cheaper when compared to indranagar and ranges between Rs. 10,000 to 16,000 for a 2BHK. The only problem you might face here will be temporary water problems during summer, which can normally be avoided by paying some extra maintenance charge.

Q: Hi We (Dr.Sree Durga and Dr. Anil) have recently moved to trendset winz block c 202.We lived in malayasian township for few months.My children used to go to karate,painting,kuchipudi and karnatic music classes there.The instructors there are interested in setting up these classes in our apartments as well.If our apartment people are interested, Ican forward those details.

Q: I had been hunting for a good price in this area and found a seller for Rs2100/sq.ft. Just finalized the papers and will be moving in couple of months. I am glad that I delayed my decision to buy last year. The prices are definitely down now. For apartment under construction you should get better rate that this. LT Seren county has higher price because they have a lot of open space and area for children. All other builders are just leaving 15-20 ft around the compound wall and throwing in a small area of 4000 sq ft open and calling it children playing area and expecting rates like LnT. Negotiate well. Best of luck in your apartment search.
