Caution for Public planning to invest in Aishwarya Grand Hill
Q: Please be aware before you think of burying your money at Aishwarya Grand Hill (AGH). If you visit the site personally, you would certainly be attracted due to its attractive location, close proximity t to Prestige / Brigade projects, Airport etc. You will certainly think of excellent scope for growth. If you look at the documentation, sites are registered & owners have received Khata certificates.... BUT, the underlying fact is - Aishwarya Grand Hill seems to have created some forged documents and CHEATED the site owners (public) by developing the said properties as residential sites. I personally own a site - registered in 2008 and I have Khata certificate, but this site is not a released site as there is a legal case pending against Aishwarya Grand Hill. I still don't know how AGH managed to get Khata. Like me, there are more than 40% owners, who have been cheated.

CAUTION FOR PUBLIC: It is to bring to the notice of the public at large, that the property bearing Sy.No.159 measuring 2 Acres 19 Guntas and Sy.No.160 measuring 40 Acres 30 Guntas situated at Mandur Village, Bidarahalli Hobli, Bangalore East Taluk, Bangalore, with respect to the partition of the above properties - some of the co-parceners of the joint family have filed the suit before the Civil Judge (Sr Dn) Bangalore Rural District at Bangalore in OS No.1619/2005 and in the above suit the interim order was granted for not alienating the above suit scheduled properties till the disposal of the above suit. Now it has come to the knowledge in the name and style as Aishwarya Homes (Grand Hills) by creating some forged documents having cheated the public by developing the said properties as residential sites. Hence we the parties to the above suits wanting to inform the public that in future the public cannot transact with the said properties in any manner.
AGH is planning to launch Phase 3. Be extra cautious. AGH will show you all the legal documents - but who knows if they are real or forged?
AGH Site owners have been struggling and trying hard for the past 2+ years to sort out the matter with AGH MD, but efforts have gone in vain so far. We, the site owners are having regular meetings at site on week-ends in the anticipation that we get back our hard earned money. We don't want you to suffer. So, please be careful before investing in AGH - whether it's phase 1 or 2 or 3....
It is confirmed that Aishwarya grand Hill phase 3 did not get loan approval from LIC. The buyers are demanding Sudhakar to return site booking and down payment money.
Dear all, Be careful with this project. Phase 1 started selling 10 years back. the project is not completed and not 100% released. The developers were able to successfully cheat 300 families. They are following up with developer but no use. Buyers careful, they will start and sell because of vicinity everyone is interested to buy. If you are interested in buying. buy after 100percentage development. We were promied that the project will be completed in 18 months. but after 10 years also it is not completed.

Suggestions To All prospective customers who may fall prey to Aliens groups fraud:

Dont be in rush to buy after you are lured by handful of flats they could finish in 9 years rather enquire with GHMC as to when they started this project and then use your brain to extrapolate as to how many more years it will take for them to finish complete project. 2.) Visit state/national consumer forum to know yourself as to how many cases are running against them. 3.) Try to talk to as many as existing customers you could to get an idea of intensity of this scam. 4.) Visit all the bankers and not just one you decide to get loan from and get to know why most of the banks have stopped loan to Aliens 5.) Visit RC Puram police station near BHEL and check the FIR against them and the number of people in that FIR. 6.) If you have any relative or acquaintances in any media house check with him. 7.) Talk to land owners whose case is in Arbitration against Aliens. 8.) Do search with keywords
i would like to inform you that i am planning to buy site in aishwarya groups whos office located in Hosur and project is going on in schoolgiri of krishnagiri distict. anyone let me know the any litigation and any false information ,forged documents. Hi... Got a chance to view your questions. The forged documents belongs to another Aishwarya group based in bangalore. Not the group having office in Hosur, opp to Railway station.
If you still have a plan to invest in one o their project Aishwarya Greens.. then do please drop a mail to my mail id venkataguru.s@gmail.com. The property is 1800 sq.ft, and this is next to the tennis court in their layout and in shoolagiri village.
While I booked the plot in 2007, AH had promised that the layout will be completed in two years with additional amenities including club house etc. I was asked to pay 40% of market cost while entering the agreement. Later as no development happening, at one stage I got fed-up and requested to return the money. AH was not willing to return money back even within a month's time frame. AH mentioned it will be returned in an indefinite time frame. As I had no choice, I had continued to get it registered. But, the development of the Phase 1 in the past 7 years is going very slowly. Whenever we visit AH office, they always gave excuses that on going rains did not allow, AH MD lost elections in 2009 so there are no funds etc. Surprisingly, whatever development they completed in Phase1, had significantly been demolished once in the past by a team, who might have connections with the pending case.
Now, AH MD is a TDP MLA in AP. But, we still see no difference in AH attitude to deliver.
We have been fooled by such a big builder(Aishwarya Homes, Grandhill). We are constantly following up the matter with the builder. They cannot escape so easily. We will together fight for our investment that too hard earned money. So its a request to others, not to fall into their same trap. Raj- Bangalore
I too got fool from AH team. They have promised me to develop site in 6 months, but not done even after 6 years. Also, shocked after knowing that there is court case. My money would have been doubled by this time, even if I would have invested in safe instruments like postal savings or FD.
I request you to think before buying their proposed layouts.
This is clear case of cheating by Aishwarya homes, I booked the plot in 2007 , got registered in 2009, got my khata ( after rigorous follow up and local politician help ) in 2011..and counting years to see the layout developed..like me ..there are 100s of people..Employed with a bunch of cheats , Aishwarya could sell there illegal plots to customers like me. The plot got BMRDA approval and I believe it is revoked as the plot is not developed within 2 years , 40% of the sites in this layout are hence not released or approved by BMRDA . We have been continuously interacting with the MD,however he kept on promising to us for many months and years put together , instead of completely developing phase1, he has started phase 2 and 3 cheating more innocent people. Also he is a MLA from AP now.right place for a cheat like him. We all believed his false promises thinking our hard earned money and waited for his action. You have better and trusted options in market, never buy Aishwarya plots
I also purchased 5 years back. Not seeing any development. Following up with builder regularly.No concrete plan or proposal from him. Even though repeated follow up they did not want us to meet. We got struck with the investment. We are not able to sell or build because of non development. Prasanna
I purchased the land in 2009 to build my first home and invested all my savings to it. Due very less development and legal stay order my dream is long pending. Now that the AH have already got the cash they are not interested to settle any pending case and delay deliberately like a politician. It's an epic 5yrs and still this sites has no single house built on it. I will never buy a plot from AH I suggest the same to the potential buyers.
Infact it is not just 2+ years, we as a group of Site Owners have been regularly meeting and fighting with builder from 2009 to get this project completed as promised and very little development is happening to get the project to be completes with the basic amenities. What we came to know lately is there are multiple legal cases running in different courts of Bangalore.
Project is located in good location also cover up with top builder nearby but there is some issue in plot agreement and approval. so before investing in this project be clear from builder Regarding BMRDA approval .
