Hi Naresh, I would suggest you to visit the site and if possible talk to the people who have already constructed or are planning to construct a house. Check all the necessary approvals and documents the builder i having.

1) Location is good and well connected to NH-4 and Old Madras Road -Plus Point

2) Near To World Mart -Plus Point

3) Location is out of BBMP Limits -
4) If you interested and going for buy please check and obtain below documents

a) Copy Of Dc conversion Certificate

b) Copy Approved Layout Plan (Approved by Concerned Authority Stamps must be there.)

c) NOC from BDA & Industrial Authority

d)If they offer Home Loan for township ,approved letter from bankers

e) stay order sheet 2014

Check with lawyer before buying a plot

Hi Naaradh, The layout got approved before the court stay issued (stay issued in June-14), I verified the docs and came to know abt the same, hence I called the layout developers and they confirmed too however they said the stay will be cleared soon but I doesn't want to proceed further with court stay in place

NOTE: During the discussion they said Bank of India spoke to them to approve the layout and place the notice board, but I when I spoke to BOI they said none of them spoke to this people and when I asked layout developers on the same they said they are not sure about the person who spoke to them nor doesn't have visiting card as well, which indicates me that these people are giving fake info.

As per my knowledge, there will be 105 villa plots in this project with sizes 1200 sqft, 1500 sqft and 2400 sqft. The project is around 12 kms from Sai Baba Ashram.

You can avail home loan from DHFL and nationalized bank for BSR Residential Township.You will get 75% of the total cost for the purchase of Site and 85% for the construction of House or Villa. It is a DC converted project with E Khata.

I have also heard about it recently. E Khata means Electronic Khata and it is required and useful to pay property tax to any nationalized banks.

E Khata is merely the computerization of the actual Khata. It is not a new procedure by BBMP. It is useful for a person to pay property tax. A computerised version of Khata will contail all the details that have been recorded manually.You can obtain receipts when required with the help of PID number. Only those people can use E Khata whose properties have been allotted PID number.
