Dedicated road from NH 47 is already there and the pricing of the modules is very cheap as INKEL wants to bring more industrial units and jobs but for Tower II only early bird bookings are likely to get allotment at discounted rates as the profile of the entire area has already changed with dedicated road and a fully occupied Tower I and the upcoming Trade City may make it the most sought after destination especially for industries/businesses
Tower I now fully occupied and several institutions have started functioning,About Tower II,I thiNK THE TENDER for construction has already awarded,here again the total built up area will be around 2,00,000 sq feet but the modules will be of variable sizes(Tower I-all modules were of 5000 sq feet size),I think Tower I was priced very cheap considering the location,dedicated road,with all facilities including lifts capable of carrying tonnes of weight.Please note that INKID(INKEL-KSIDC JV) has about 23 acres and KSIDC has ANOTHER 25 acres and the Master plan for developing a TRADE CITY in the entire area has already been finalised.Hence I feel the potential for appreciation is quite huge
Yeah other than that, there will be a number of increased job openings which will lead to a demand in real estate. So capital appreciation is happening. We have seen that during the phase 1 itself.
Good thing that the railway station is going to be just a few metres from the proposed site. One of the good things that happen due to projects like these, the overall infrastructure of the locality improves a lot.
The first phase was opened in Sept 2013, as far as I remember. About this phse 2, its still in the planning stage, but its going to have a dedicated approach road from the NH 47.
There was a lot of demand for the initial phase of the Inkel towers here in Angamaly. So I think they are going for the next phase i.e. Inkel towers phase 2.
