Are all the necessary approvals are in place? Which local body and financial institutions are funding this project? What are the other additional charges such as club membership, car parking etc. they are charging?

Achievers Gardenia Is a HUDA approved project and all the necessary approvals are in place and almost all the financial and banks are funding this project.

Other additional charges are Power backup - Rs.63000 (for 5KVA), club membership - Rs. 50000, IFMS charges - Rs. 50000.

WC Sir,
Gardenia by Achievers Builders Pvt. Ltd. located at Kalindi Hill, Pali Road, Sector-49, Faridabad. It offers 3BHK from 1100-1500 sq-ft. It will cost around Rs. 62.25 lacs to 78.50 lacs all exclusive. It is G+2 story apartment.

Construction work has almost finished and they are planning to deliver to the resident owner. Only few units are left for booking and the booking amount will be 10% of the agreement value.

What are the future prospects for this location and project? What is the current price in this project? Is there any plan for monorail towards gurgaon passing from this area ?

Hi Pallav,
Only wish / hope would be a rapid rail kind of transport from Greater Noida till Manesar or Bhiwadi however that is at present a fool's wish. The current price quoted by the developer for this project is between Rs. 5250-5950/sq-ft.

Sector 49 had been my favourite 3 years ago however now the prices have reached fair level for an investor there are new projects being launched in the Gurgaon side of Expressway and for those working in Gurgaon that option make more sense if not a value for money deal.

My personal suggestion to you that get the plans verified by an architect before you buy or consult a good legal adviser. After all it is a matter of your hard earned money. So many hopes & exceptions are connected with it. Don't take chance and verify all the legal approvals.
