Require information about the expansion on Multi-storied buildings in Mysore
Q: Hey friends, i came to know that mysore which was once known for its individual row of houses is now turning to multi-storied building. Does anyone have any information about this. Please share it with me.
now, there is a shift in the view of the new project too. builders have realized now that those who buy apartments are mostly locals itself. They prefer ready-to-occupy flats rather than investing and paying advance for newly launched projects. this is because many investors were cheated here during the 2008 to 2012 period when there was downward trend in the real estate industry in mysore.
hey, i came to knw that the many builders have emerged in the construction sector. It is surprising to note that there are around 35 to 50 builders in Mysore and over 100 apartments that are in various stages of construction. i feel that the occupancy rates are growing slowly, but steadily in Mysore.
it is true that people always think the better part of it. buying a plot, then constructing a 1200 sq ft house has a great cost actually because of the increase of the labour cost, sand and other construction material cost etc. At this time, people who have plots closer to the city prefer to build flats in the same area in similar dimension.
one of my friends who into real estate told me recently that the site value of per sq.ft land in the city differ greatly. If you can see the site value in Kuvempunagar it is about 3500 rupees per sq.ft. but at the same time in places like Visvesvarnagar, the price is almost stagnent over the years. It is only rs. 2500 there.
definitely, i also know about some other similar cases. One is along the Mysore-Bannur Road and the other one along Mysore-H.D. Kote road. Here, the plots development and selling is very active in this area. but, these are not sold in a ready-to-build state. but, yes, these are great for long term investments and all.
see, in actual sense, there is not a very rapid growth in demand for apartments in the cities. The demand growth is slow, but you can notice the shift easily. the trend is because people prefer flats when they have no option left.
Yeah, that's the point. but, when you take the case to the place in the Mysore-Hunsur road, you can see that the plot sale is very active there. I was given an approx. info that over 25000 plots have been sold in this area. but, this growth in this area of Mysore is because it is in distance with the main city area and the residents there have very less access to services and amenities.
it is true, but for working professionals like me, these apartments are preferrable. I can trade off my difficulty to commute, the travel charges, as well as other difficulties to travel from the suburbs for getting easy access to my workplace. And even more, living in the heart of the city allows me a great access to various services, educational institutions, medicare as well as market.
Hey, this does not mean that individual houses are not built in Mysore. Even though in a low scale individual houses are still being constructed. one thing to not in this case is that these houses are built on land that were bought long ago when the prices were low.
i see this a real problem there. the real estate prices have skyrocketed that even the salaried classes are not able to buy land there. i dont also think that the prices will ever come down. the situation of the apartments are even worse here. These are a business there and people construct single or customized units, sell them at irrational prices or give them for rent. The aim behind this is to surpass the construction cost.
yeah, there are a number of factors that i can point out for the changing trend in the housing pattern of Mysore. Mysore extends up to vast area, therefore a lot of time is consumed if you travel from the suburbs to the city. Along with the problem of commuting time, there is a very acute scarcity of the residential plots in mysore. This leads people to turn in favor of multi-storied apartments.
What you asked is very relevant nowadays. Mysore is a rapidly developing city and the location of the city also covers a lot of area. But, now there is a paradigm shift in the housing scenario as more and more people are turning to flats and apartments. I think its because of the changing real estate factors.
