I Nagesh, I do not completed agree with you. I am staying in a rented house and my owner has not mentioned anything about the tent increase in the agreement. But yes we have done an agreement for 11 months so he cannot increase the rental for 11 months at least but later on with new agreement he can increase and increase percentage completely depends on the owner.

It is not about one's wish. In Bangalore, usually the owners increase the rent by 10% minimum after 11 months and which is also mentioned in the agreement. Regarding painting it depends on the tenant whether they want to repaint the house or not.. Otherwise while the tenant vacant the house, the owner deduct some amount of money for renovation.

I believe renovation cannot be borne by tenant if no damages are done by tenant , isn't it ? Also painting charges cannot be asked for more than a month if initially the agreement says for 1 month , am i right ?
The worst words i frequently hear from owners are " if you don't like this new rule/change then leave " !!! and tenants had to spend 30-40k for shifting etc :-( .. hard to digest people are so money minded and heartless :-(
