Q: Hi, Recently I heard about investing in Kochi and needed to know if it is a good time to invest in the real estate of Kochi? Anyone please give their views about investing in Kochi.
Even though there is a good leap, I am of the opinion that the supply is still grossly inadequate when compared to the potential demand. For example, Kakkanad is the city's IT destination, there will be huge job in the coming years. But the supply by all the builders together would be just 10000 to 12000 apartments.
I think that Kochi is making a very good leap in the real estate sector. One of the reasons that I see is that the commissioning of Vallarpadam International Container terminal as well as the many IT parks such as Infopark, Smart City and all will make Kochi a preferred destinatioin for high-paid executives.
you know, the major developers called the DLF also has made some investment in this area. They have purchased around 3.78 acres in Kochi from the state government for Rs. 78 crore. It is planning to build a shopping mall, a multiplex and a 250 room deluxe hotel in Kochi.
One of the reason according to me for the rise of the realty in Kochi was that before a decade, real estate in cities like Bangalore and Chennai began and before bigger players could come in, the price had already peaked. Hey, Shobha Developers is setting up the largest township in Maradu, Kochi called the Shobha Hitech City. I think that Maradu has a high potential as it is a suburb of Kochi with commercial projects, 5 star hotels, shopping malls, and IT projects. The total investment in the project is estimated at around Rs. 5,000 crores.
Did you know that recently the HDIL purchased one 70 acre plot from the government-owned HMT and announced a plan to set up an IT park at kalamassery in Kochi. The plan is to set up a cybercity in the HMT land and will have IT space, hospitality, retail, and entertainment projects as well.
