How is the Prem Sai Kishan Nilayam in Chanda Nagar?
Q: I heard about the Prem Sai Kishan Nilayam in Chanda Nagar from a colleague. He was talking about buying a place. I was curious too. So if you can give me some information. I can plan on whether to buy or not.
One of my friend knows about this construction. Quality of construction is average. All the material used for this construction is below average. two bed room kitchens are like a toilets. three bed rooms are not according to vastu. service is worst. If you really want to buy a flat here then you are a looser. If you still want to buy then do not spend more than 2500/sq ft, otherwise you will be a big looser.

The 3 bhk apartments in this project will cost you a total of about 49 lakhs or so, and this price is including the service tax and the VAT as well. I have just confirmed this with the builders.
Yeah, the remaining amount apart from the booking price should be paid within the next 15 or 20 days from the time you pay the booking fee. They are demanding you to pay the remaining fee before the registration of the apartments itself.
The price that they are charging for the booking of these flats is rupees 5 lakhs for the 2 bhk apartments, and for the 3 bhk apartments, the booking price is rupees 10 lakhs.
The owners of this apartments have formed some kind of an association. And I think that the maintenance fee should be payed to them. I am not sure though.
The apartments will start the possession from the 1st week of may, and right now almost most of the construction is done. Only the electrical work is remaining as of now.
Do you know that there is a separate fee or amount that you have to pay for the amenities in here? The builders are charging an extra 3.5 lakhs for the amenities that they are providing. I suggest that you find out about all such hidden costs.
Right now the current price per sq ft for the units in this area is close to 3000 ruppes per sq ft, and this price is negotiable. But when i contacted the builders, i was told that only 16 or so more flats are remaining for sale in this project.
This project is exactly coming behind the Swagath hotel in the Chandanagar area. I dont think that they are 100 units in toatl, I have heard thatthere are only 60 units, 12 units per floor. coming up in a single block.
Hello. This project has all the necessary approvals from civic agencies and banks. It has been approved by the GHMC and several other banks like HDFC bank, AXIS Bank, LIC Housing Finance and the TATA Capital Housing Finance among others.
The 2 bhk apartments have built up areas ranging from 1170 sq. feet to 1206 sq. feet while the 3 BHK apartments have areas that go from 1476 sq. feet to 1603 sq. feet. and the prices are Rs 35.10 lakhs to Rs 36.18 lakh and Rs 44.28 lakh to Rs 48.09 lakh respectively.
AMenities here aren't that great but they are decent enough for the price that they are offering. There will be security, a car parking area, a rain water harvesting facility, a garden, a kids' play area, and a 24 hour power back up faclity.
Prem Sai Kishan Nilayam will only have 2 bhk and 3 bhk apartments. The possession date of these flats are soon approaching in April of this year as only a few things are left to be done like interiors and paintings.
This project is udertaken by Prem Constructions and will have a single block with 5 flors each. There is a total of around 100 units that are expected to be housed in here. It is in the Anupama Enclave area of Chanda Nagar.
