I Agree with Vijayan,I visited few days back. Always remember one easy formula: if the small time builder is trying to attract with bigger dimensions, some eye catching floor plan we need to be extra cautious. The USP could be that but loop holes start haunting only later on
This is false. This project is several times better compared to many properties from so called big builder. I have done a thorough check and review before deciding my flat here.
Dear Gurmeet I was considering buying an apartment in this project, and I spent considerable time waiting for the builder to provide me the required documents for legal verification. While he did provide most of the requested documents, upon closer scrutiny, there were several EC documents that were not reflecting the correct khata number. The BBMP plan approval also didnot not show the swimming pool that is being promised. There was also mention of IRWO notification against the land in which the building is coming up. The builder also did not appear keen to share the genealogy of the landowners family. The FAR has been taken for the full plot size and construction has been made basis this, however the UDS is being calculated only on a lower size of the plot, factoring for a 40 ft road relinquishment. Given these concerns I withdrew from the deal. But giving due credit to the builder they were very prompt in returning the cheque in lieu of the initial payment that I had tender.
Thanks Vijayan for your elaborate reply. It was told to me that the project has got all the necessary approvals but after reading your comment it is better to invest in some other project. If I am not wrong then this is their first project so there is bit confusion about the construction quality as well
Yes ur correct siting in a table and surveying about the projects all over INDIA through Google.com and commenting to the queries as Real Estate Expert is good job. It is better to visit the projects ur interested and clarify/confirm the doubts/issues before commenting.
1.There is 12mtr road that is to come up along the railway track in the area of the proposed Tennis Court. It is there in the BBMP Website Thanisandra Map. If that comes true then the Tennis Court would get erased as would the Central Gas storage area. 2. Did not notice the 'OC' nor 'Construction Commencement Certificate' for the project in the BBMP Website. 3. NOC from Railway Department is necessary for issuing a Building Permit for construction in a private land within 30meters from railway boundary. Please note that 'track' and 'boundary' are two different aspects. Should one more railway line come up, the owners may be in a fix.
Hi Vijayan, Myself Swathi Krishnan purchased 2 BHK in Green Edge. The legal Doc's are crystal clear when checked with my Legal Advisor and the builder is constructing as per approval of B+g+4 and there is no duplex/Breach.
Hey Swathi, The project has got approval from BBMP I know that but what about bank approvals. Which all banks are providing home loan for this project?
Hi Vijayan, It was told to me by the sales person that the project has got all the necessary approvals for building plan from BBMP has also approved the project.
Vijayan - Please check with the approved BBMP plan. If the builder has not violated he wouldnt have any issues sharing the plan. You could avail the approved plan from the local ward office. But please check it for yourself as most of the small time builder violate the FAR.
The project has been approved by BBMP and all the leading banks. It is a 6 floors project and they have got approvals for that. Have you booked an apartment or you are planning to book one?
Really...the approval is only for B+G+4!.. Also there is an IRWO notification which the builder is yet to provide NOC for..pl check all documents before buying or recommending to your clients.
