MUDA to take up site development as a joint venture
Q: Hello, This is Krishna.. In recent news, there was something about the MUDA taking up land development as a joint venture with farmers, can I have some details on this?
According to this law, the MoU for joint venture development will be entered into only with real landholders in whose name the record of rights, tenancy and crops (RTC) is registered and not general power of attorney (GPA) holders. The MoU clause will decide that ownership of 50 per cent of the land acquired will be with MUDA and the ownership of remaining sites will be with the party entering into the MoU with MUDA, or the farmer.
yea, the Mysore Urban Development Authority was low on funds, but from now on, with the implementation of this rule, MUDA will bear only the development charges that are relatively lesser than the previous cost. So it will be saving a lot of money.
Actually, the Mysuru Urban Development Authority is low on funds and is in a financial crunch, so previously, MUDA used to fork out land acquisition cost at the prevailing market rate apart from meeting the cost incurred to pay solatium and interest in case of a legal dispute resolved in court,
This will avoid another case like the R.T Nagar, as although it has beem announced almost 10 years ago and even though the layourt formation is complete, sites are yet to be distributed to eligible people due to a legal dispute.
I agree with you, and not only that. in addition to saving on land acquisition, the time lost in battling compensation issues in court will be avoided. One of the reasons for delay in layout formation is the court disputes over compensation to farmers, and this partcular problem can be avoided when this rule is applied.
Hey this is a good decision on the part of the Government actually. This will benefit both tha parties, the farmers as wel as the MUDA. As farmers, who own land, will have ownership of 50 per cent of the sites which they can sell at the prevailing market rate.
Yes, this is infact beneficial for the Mysore Urban Development Authority as well as, it will not only save crores of rupees regularly spent on compensation for farmers, but it will also be saved the process of layout formation in every municipality.
