Hello Deepa,

Hey Jerome,
I have a question in mind and would like to ask you that in 2011 and 2012 Nala Sopara observed the maximum number of units launched after which, there has been a constant drop in the number of units launched. The first quarter of 2015 too has not yet seen any major launches. Why?

Hello Roshni,
I like your question. This is because, the area's real estate started seeing launches since 2005 and achieved its peak in 2012. The years after 2012 may be viewed as the period where more focus was on sales than launches. Another reason was the recession in the country’s economy which brought to a dull period in Mumbai's real estate market, which in turn impacted the number of units launched all around Mumbai.

MY question for you all that what is the current FSI in Nala Sopara and is there any chance for amendment in it?

Gid Morning Ketal,
Good question, Nala Sopara currently offers a floor space index of 1 for apartments. The Mayor of VVMC had suggested to make amendments in VVMC's Development Control Regulations in 2012. According to this amendment, the FSI would be increased up to 2.5, which would involve the basic FSI of 1 and 0.75 from Transfer of Development Rights (TDR). On the other hand, there has been no changes in the FSI and the current FSI is 1.

Hmm.
It is always a clever decision for buying property in Nala Soapra. Some of the major residential locations in Nala Sopara West include Sri Prastha Complex, Patankar Park and Chanakya Nagar. Some of the residential locations in the eastern zone are Taki Road, Raghukul Nagar, Vijay Nagar, Radha Nagar, Tulinj Road and Achole Road.

Hi Rajat,
According to an statement made by the state minister of housing on 12th Feb.2015, the Maharashtra Housing and Development Authority (MHADA) will be releasing over 4400 affordable houses during its annual lottery during May-June 2015. About 3600 units will be available in Virar. This will give more relief for people looking for affordable housing around Nala Sopara. Now, the time has came so any updates on it.

Hi Lalit,
I don't have any industrial updates of Nalasopara but have some valuable updates on infrastructure. As MMRDA is planning to invest up to Rs 1 trillion to expand the Mumbai metro services and roads to remote suburbs in the next 7-8 yrs. The remote suburbs include Virar in the north. This will improve Nala Sopara's connectivity with several prime areas of Mumbai.

Well Lalit,
Nala Sopara is an area that has come up as a destination for affordable housing. Compared to the eastern part, the western part of the area is more planned and developed. As a result, one may find more housing projects in Nala Sopara West compared to its eastern counterpart. Couple of internal locations of Nala Sopara east that connect to Virar have several illegal buildings. Therefore, one needs to be careful while buying houses here.

Buddha stupa, Fun Fiesta theatre, Kalamb beach, Rajori beach, Sahakari Bhandar, Dmart are some major landmarks of this locality.

Nala Sopara faces some civic issues like any other locality. Some of them are: 1) There have been a few incidents of crimes in the locality. 2) The area has witnessed a significant increase of lower and middle class population to the area in recent times, which has brought to population abundance. 4) The area still faces issues such as availability of water and electricity. 5) There are also limited entertainment options.

Well Sanchita,
AS i know, earlier, the Maharashtra revenue and forest department instructed the deputy conservator of forests and deputy collectors in December 2014 to regularize houses on plots that were earlier named private forest land. This is in consent with a Supreme Court order. This will be executed in several areas of MMR including Virar. This will change several illegal building around the Virar and Nalasopara areas into legal constructions.

There are some upcoming infrastructure which i heard by some reliable sources. These are 1) extension
of Mumbai metro up to Virar, passing through Nala Sopara, 2) Nala Sopara-Virar Link Road is currently under construction.

Hi everybody,
I have few updates on Nalasopara's current infrastructure:- 1) WEH passes close to Nala Sopara. Delhi Mumbai Industrial Corridor is part of NH-8, 2) Western line of Mumbai suburban railway, 3) Dahanu
-Mumbai local trains and 4) Link Road up to Vasai has been made ready.

Is there anubody who can give some updates on Nalasopara's planned or upcoming infrastructure?

Well Arushi,
In addition to road, the western line of the Mumbai suburban railway also goes through Nala Sopara. The area has frequent trains from Churchgate, Dadar, Bandra, Andheri and Borivali. The Dahanu-Mumbai local trains too connects the area to locations beyond Mumbai. Further more, one may also take an auto rickshaw for local transport which is permitted in markets located North of Bandra.

Nala Soparais one of the suburbs in Mumbai which is slowly making an entry on to the Mumbai real estate map as an affordable housing destination. The area is making an entry into the Mumbai real estate scenario due to its good connectivity, growing infrastructure and its affordable prices. But at the same time, it has a number of options for further growth and a few possible risks that could reduce the real estate sector.

Right Rajat,
Nala Sopara has good connectivity to Mumbai via road and rail. Western Express Highway and part of NH-8. It is the most important road that connects Nala Sopara with the rest of Mumbai.Ghodbunder Road connects to NH-8, providing connectivity to Vasai-Virar and Thane as well as Navi Mumbai. There are regular BEST and VVMT buses easily available for public transport.

My relatives are living in the Nalasopara and i heard from them that there have been a few incidents of crimes in the locality due to the presence of migrated lower and middle class population. But this is a common problem now a days. And everybody has to face those issues.

The eastern part of the Nalasopara has a huge potential due to its location on NH-8. It has a good social infrastructure including schools, colleges and a few major hospitals. Some other amenities include movie theatres, a cricket ground, restaurants, parks and lakes.

As far as connectivity is concerned, Nalasopara has a good connectivity to the mainland of Mumbai via road and rail. The area lies on National Highway 8 (NH-8). This highway not only connects the city to Mumbai, but also several fast growing areas along the highway up to Delhi. One may also take the Western Express Highway (WEH) or Ghodbunder Road from Mumbai and Thane to reach the area.

Not only this but also the Nalasopara-Virar Link Road is under construction and the link road to Vasai has also been proposed. MMRDA also has plans to further develop the Vasai-Virar region's infrastructure. All these will significantly boost the area's connectivity and accessibility.

The western line of the Mumbai suburban railway connects the locality to Mumbai by rail. There are regular local trains from Mumbai to Nalasopara.

Property prices in Nalasupara, Mumbai have seen a healthy growth in the past couple of years. The average property value in this area was about Rs 4500/sq-ft during the last quarter of 2014, while it was about Rs 4000/sq-ft. during the last quarter of 2013. This means that the area has witnessed an appreciation of about 12.5% within a year.

Nalasopara is a suburb situated close to the Vasai-Virar region of the Mumbai Metropolitan Region. The area is governed by the Vasai-Virar Municipal Corporation. While the area lies a bit distant from the prime areas of suburban Mumbai. Thanks to the improving infrastructure which continuously witnessing good growth in terms of property market.
