Q: The state housing department has ordered that chawl be handed back to the landlord which Mhada had acquired 2 decades ago.
Latest Answer: Hi everybody, Mumbai Building Repair and Reconstruction Board, they have issued a final hearing notice to the tenants on August 7, 2015 inviting the objecting tenants for final hearing. It was informed that if they were not present for the hearing, it will be presumed that they have no objection. Out of the 37 notices for final hearing, 21 notices were received back by this office for the reason that the names of persons who had been issued the notices had expired.

Q: MHADA has asked the government to restore the FSI for redevelopment of its colonies to 4from the current 3.
Latest Answer: You are right. Mhada should not sell its land and allow a portion to be used for luxury construction. According to me, it is the only one in a position to bring economic balance in the real estate market.

Latest Answer: It's true that Congress - NCP Government had brought this policy for the economically weaker sections where developers had to transfer a certain housing stock to MHADA for affordable housing. However, it was limited to Mumbai only.

Q: The Maharashtra Govt. will soon come up with a new policy that will make it compulsory for private builders to transfer a certain housing stock to Maharashtra Housing and Area Development Authority.
Latest Answer: It is because, MHADA and some other govt. agencies have a limit on construction of houses as it becomes financially not useful for them who are beyond a certain limit. Thereby, the govt. wants the participation of private builders to ensure affordable homes to a large number of people.

Q: Do you know that recently, the Maharashtra Rent Control Bill 1999 passed with amendments by both the Legislative Assembly and Legislative Council. It is targated to bring together the 3 different Rent Control Laws in operation in the State of Maharashtra.
Latest Answer: Hi everybody, According to the proposed policy, all commercial establishments occupying more than 500 sq-ft and also those living as tenants in residential homes bigger than 862 sq-ft will not be protected under the Rent Control Act.

Q: To ensure speedier clearances and to cut project costs for the real-estate sector in Maharashtra, government to revise state housing policy soon.
Latest Answer: As od now, in Mumbai itself, all real estate projects are required to get 60 no objection certificates before they are issued a commencement certificate for the project. CREDAI is looking at both reducing the number of NOCs and allowing its submission any time before completion of the project. He added that the present time frame of 6-24 months that is required to issue clearances to real estate projects is also proposed to be brought down to 1 month.

Q: I wanted to know the locality where the auction will be held and what will be the cost?
Latest Answer: Now-a-days, real estate prices skyrocketing in Mumbai. Mhada flats are in great demand. Till date, 12.82 lakh applicants have tried their luck for the 18694 houses put on the block. However in the past 2 years, the number of applicants has dipped because of unaffordable pricing.

Q: Hello,

I have rented a 1 bedroom flat in Mumbai and signed 11 month leave and license agreement. There is no lock-in period and the agreement clearly states that, both parties can terminate the agreement by giving 1 month advanced notice. Does this mean I can terminate my agreement in 5 months by giving notice in 4th month. Appreciate your response. Thanks....Ritesh
Latest Answer: Hi All, This kind of agreement is specific to the city of Mumbai where owner prefer to use this agreement rather than a standard Tenancy or Lease Agreement in order to save on the Stamp Duty and registration charges. A Leave & License agreement is usually for a period of 36 months.
