UTC seem to face the same problems all other developers face as well. Rampant corruption with authorities delaying vital decisions resulting in a funding gap for the company.
Many costumers have unrealistic expectations having been lured by absurd glossy sales brochures and lies by sales executives. My understanding is that UTC Culture City has approval for phase I but got stuck in phase II which is the Cashflow generating phase. I assume this is the reason why the development of phase I has come to a standstill. Most buyers in phase I seem to have successfully registered their properties. This can be checked online. Interestingly apart from one person no one else has put a boundary fence up making their purchase vulnerable to land grabbing and vandalism. More enthusiasm by the owners would certainly encourage the developer to engage a bit more and improve the crumbling infrastructure of phase I. The creation of an owners association would be desirable.

I had booked a plot in Culture City, back in 2015. They delayed the promised date by more than 7 months and circumstantial, I had to withdraw. And to withdraw, I had to go to their office tons of times. Finally, they cut 30000 from my booking and returned the rest along with a crude and ill mannered behaviour.

I saw an advertisement in which the rate per sqft is increased to Rs 495 from the previous Rs 450 is this correct? Is the DTCP approval is complete?
Arjun R

As per my knowledge, they have got approval from DTCP and all the leading banks.

Hi Partho,

Thank you for the update nice to know that UTC had got approval from DTCP. Now I hope UTC will start the registration process or had they already started the registration process?

Can anyone give some update regarding the plot registration process? As DTCP approval is received I hope the work on the site is progressing well, any update regarding progress of work on site?

Regards,
Arjun

Hello Partho,

Thanks for the update. Have you done a site visit? How is the overall work progress at the site? The current rate per sqft of Rs 450 is nearly the same other nearby approved layouts are charging. Then why to go with this project in which DTCP approval is still under process. How are they selling the plots now without DTCP approval?

Regards
Arjun R

UTC Culture City is a 100 acres project in Chikkaballapur. It has been approved by banks like SBI, LIC Housing Finance, Axis and DHFC. DTCP approval is under process. Current the rate per sqft going on is Rs 450 and around 2363 plots are planned.

Hey Partho, I do not think the project has got approval from SBI.....because when I inquired about the project the sales person told me that it has got approval from LIC, Axis and India bulls only.

Chikkaballapur is quite far from the city center so do you really think it is advisable to buy a property here.

The locality is good for long term investment as the locality is slowly and steadily developing. The locality is not advisable for livability as there is no schools, hospitals, banks, atms and restaurants near by. But the property prices are still available at an affordable rates.
