I am planning to buy a Flat @ Sanvi,Need your comments to help me here.
Is the locality good(Approach road,surrounding area,Drainage system,waste disposal etc) Building Quality(Quality of consutruction,wiring,water etc) Overall Builder rating(scale 1-5) 1 being poor 5 good. Documentation-(BBMP approval,OC)
The Sales executive "Rakesh Kumar" was very rude very bad attitude. He told me that there are other guests and asked me to wait, but after 30 minute i asked him to take me on site visit again he asked me to wait 5 minute. Even after one hour i called him multiple times but he was not picking calls, however i went alone and checked few flats, the design is really worst.
The locality is decent and will improve by the time the project is completed. The construction quality is good and the builder would get a 4 from me as my experience with them has been really good so far and they have helped me with documentation and everything with just a phone call. On an average, I think people would give 3.5/5.
There is power backup I think. Came in the specifications and I remember hearing about it during my site visit. Give them a ring and I shall do so at my end too and get the necessary info. I think it will be there.
I think OCs do get delayed sometimes as they have to come from the Govt. body. Every construction faces a delay even when everything is clear. I don’t think that is a cause for worry. Check with them as to when they should be able to get it. There is no water in East Bangalore! This is no exception, that is all I am trying to tell you.
Hey Priyanka, Is there any way I can ask the builder to provide me a written document for OC? I agree water crisis is everywhere in Bangalore city but I hope there are putting enough bore-wells to provide good quantity of water supply.
Water issues are hardly a new thing it is there with every single property! The city has had water problems for years together now, if Cauvery connection is there, why worry about anything else? Check for other stuff legal issues, amenities and so on and go for a site visit and then shortlist the property.
Thanks Rajiv! I’ve been staying in Bangalore for a long time now and we have been relying on Cauvery water and tankers (during draughts and scarcity situations). I’ve resided in a lot of parts of the city too and the problem is omnipresent. If you have Cauvery connection, you shouldnt worry. I also think that they are laying pipes for Cauvery connection in the Whitefield area.
Bangalore is famous for its water issues and I dont think that should stop anyone from buying a property. The city runs on Cauvery water and tankers (when there is a draught) and thus this stands true for any construction! Anyway, I liked Sanvi for its affordable rates and good designs and you should consider these aspects while buying a property.
Water is an issue everywhere in most areas in Bangalore! It isnt specific to Sanvi alone. The very fact that there are 2 bore wells here is pretty good given that most flats dont have water at all. Cauvery connection will be there I suppose. Anyway BWSSB is laying pipes for that in Whitefield experienced a lot of traffic due to that! With Cauvery and tankers (for the worst case scenario), there shouldnt be any problem. I found the flats pretty good and expect the price to appreciate once the project is completed.
Two bore wells is not at all sufficient for 2015 apartment. Moreover it is a ready to move in project, so do you really think they are going to give OC for this project?
Hello Brijesh , For water supply, currently 2 bore wells are there. For 215 houses its not sufficient. Whitefield as a whole is dependant on Tankers. Sanvi does have a cauvery water connection , but the cauvery pipeline has still not reached Whitefield. Hope this helps you out. Water charges will be included in the maintenance charges.
Hi Joshwa! When I was recently in the vicinty of Whitefield Main Road (New Columbia Asia Hospital), BWSSB workers were laying pipes, etc. and we had bad traffic because of that. I’ve been visiting someone at the hospital for sometime now and there is work in progress from BWSSB. I thought this was for the Cauvery Connection. In case it is, then Sanvi will get it too in sometime!
Land is A Katha, Location is Very good specially when the roads are tarred. Construction Quality : structure is good, Rest of the things like blocks etc are just ok. Overall quality is Ok. Pls don't compare with Sobha & Prestige at this price. OC as of now No. Rest of the Documents are in place and ok. OC will probably be issued by Dec 2015 (Hopefully !) . BBMP does not issue OC legally for a Ready to move in flat. STP functioning has to be ensured wit 80% occupancy. Over all property for this price is a reasonable deal.

Hello Brijesh, I have read few threads about the builder where people are talking about delay in possession, not so good construction quality etc. If you are planning to book a property in this kindly check all the documents provided by the builder, builder track record etc. If possible try to visit some of the completed projects and talk with the owners.
