Hi I visited the flat today, i am thinking of buying a flat here. But the main problem is that he is telling that the bulider will not take OC the association that s formed will have to pay some extra money and take he OC, is this Possible. Also he told there are no deviations in the project. He is quoting lesser rate than the market price. Can anyone tell me if we can obtain OC in this manner and is the project Legit.
All, Initially I was in confusion to buy. After delaying a while I bought flat 209. The builder is very supportive. I am done with registration now and started woodwork. They had committed me the house to be available by Dec. They made it available by October itself. The builder is very friendly and they are open to fare alterations. The location and design both are awesome. I personally liked it.
Also enquired about Mary Raj comments.as per the builder she booked 302 first and then migrated to 401 and there was payment issue from the customer. They showed the agreement amount bounced cheque as well. Finally the builder has cancelled the deal. She was not ready to give the original agreement paper as well saying she lost it. Finally they made the cancellation deed God knows what is truths. But as per my experience did had any problems
I have also purchased the flat there got registered also this month and next week onwards starting the wood work. Till now did now faced any issues with Builder. They are very cooperative
Hi, This flat is very close to very I stay and I did visit the site last week. The locality is amazing with all day to day facilities are available within meters. The 3BHKs are decent and the biggest plus is the individual sit out place for each flat. The 2BHKs are just okay and they too have there own sit out place. A good apartment at very competitive price. However I got to know that you may not get the OC and that's a big concern. Also guess the land of the property is not owned by single owner. Overall, a risky bargain to put your money in.
Yeah I agree with you @ Deepak, OC certification is mandatory other wise the legal body can demolish the building any time like what happen with Campa Cola in Mumbai. What about the approvals? Are they in place?

Have paid huge amount, moving to Consumer court .

Main problem regarding OC(occupation certificate).Builder told they raised but donot know the truth. Another thing they are telling like once we got the occupation according akarma sakrama govt rule we can pay penalty because of deviation & we can get OC. But currently akarma sakrama still not active.
