Flat Registry on Built up area or carpet area

Q: Hi All,

Can anyone please let me know about the flat registry rules??

My builder is quoting that he will do registry on carpet area whereas I am paying for builtup area i.e.

Builtup area = 1161 sq ft
Carpet area = 870 sq ft
Price Payable = 1161 * 2400 = 2786400

So the registry of the flat should quote what carpet area 870 sq ft or builtup area 1161 sq ft??

How is the area of a flat calculated?

Hello Rashika, I think Flats are usually value on the basis of the area. yet, the actual usable area of the flat may differ from the saleable area. The difference between the useable and saleable areas is a result of the space included in the calculation.Majorly there are three areas through which we can calculate:
1. Carpet area: Actual area for living
2. Built-up area: Carpet area+area of outer wall
3. super built-up area: saleable areas

Thanks Prateek for giving me clear idea. But if carpet area is 600 sq ft. What would be super built-up area?

@ Rashika,
Lets assume the ratio is 75:25.Means carpet area is 75% of super built up area.
SUPER BUILT UP AREA = 600 + 25% of 600 = 600 + 150 = 750 SQ FT

Hi, Absolutely agree.. and Built up area is Carpet Area + Area of walls and ducts+ 1/2 the Area of the terrace. This is usually 10% more than the carpet area. A terrace is considered as half the actual area for calculating built up area.Built-up area is the carpet area plus the thickness of outer walls and the balcony.

Hi Asmita, Registry of the flat is done for buildup area not in carpet area.So the registry of the flat should quote upon built up area 1161 sq ft.

Hi Carpet area is the area enclosed within the walls, actual area to lay the carpet. This area does not include the thickness of the inner walls.Carpet area is the actual usable area of an apartment.
