Hello Rashika, I think Flats are usually value on the basis of the area. yet, the actual usable area of the flat may differ from the saleable area. The difference between the useable and saleable areas is a result of the space included in the calculation.Majorly there are three areas through which we can calculate: 1. Carpet area: Actual area for living 2. Built-up area: Carpet area+area of outer wall 3. super built-up area: saleable areas
@ Rashika, Lets assume the ratio is 75:25.Means carpet area is 75% of super built up area. SUPER BUILT UP AREA = 600 + 25% of 600 = 600 + 150 = 750 SQ FT
Hi, Absolutely agree.. and Built up area is Carpet Area + Area of walls and ducts+ 1/2 the Area of the terrace. This is usually 10% more than the carpet area. A terrace is considered as half the actual area for calculating built up area.Built-up area is the carpet area plus the thickness of outer walls and the balcony.
