I think this is a little expensive when compared to similar properties in the area. the normal facilities like clubhouse, swimming pool, play area, garden and party area. Location wise it is ideal, not so far from basic amenities like hospitals, grocery shops, schools, and bus stops. Also, recently Niranjanpur saw a dip in its per sq. ft prices, so right now it’s a good buy market.

Latest Answer: You’re right about the marketing part, it’s not very extensive yet. But, they do have few details about the project on real estate websites. They are currently selling plots with of 1,150 and 1,500 sq. ft, and they have a total of 355 units in the planned project. The prices are not really disclosed by these people, you might find out if you give them a call. I suggest you wait for some concrete information on this project to come up, whatever you find right now, might not be very clear.

TakingIBUS out of city limits for the first time, Atal Indore City Transport Service Ltd (AICTSL) in its board meeting decided to run ibus between Indore and Ujjain, roughly covering around 50 kms. Two months back AICTSL has extended the route of ibus from Rajiv Gandhi Crossing to Rau and IPS Academy.

Q: I heard water supply is going to be improving in Indore soon? Is it true? Why and how? Anything new is happening?
Latest Answer: Hey I know some stuff. So the main reservoir is the Choral river, and the Indore municipal corporation plans to draw about 180 million litres of water every day from this river. Latest Answer: That’s not exactly how the ratio deal works. See, earlier the project duty was 3.8% of the construction cost. This percentage was 1.8% of construction cost when a colony was being developed. But now there has been a percentage raise to 5.8%. The construction cost has also risen by 50%. So you can see how there has been a steep increase in the total cost that has to be paid by the builders. So they can do two things, either stop the project or increase the cost of the building. This kind of rising price is not conducive to a healthy real estate market at all.

Q: Didn't the recent downpour cause a lot of damage in Indore? What are the civic authorities doing about it?
Latest Answer: It's quite ironic because Indore has half the rainfall as compared to last year. Only 15% of it. And I don't think you should be blaming the IMC for every bad thing that happens in Indore because the citizens are equally responsible to the water logging problem. If they keep throwing garbage on the streets and plastic bottles, cans, food waste, wrapper, and what not, then the drains are bound to get water logged. Arre this mess is going to pollute our underground water also. But the IMC should have immediately demolished the 100 dilapidated buildings they listed before the monsoon. Only after a wall collapsed at Khatipura, that they immediately swung to action and demolished all the buildings. Mayor Mogdhe has already stated that the civic authorities are cleaning all the drains but despite this some minor problems will still remain. I'm sure in a few days, IMC will take care of a major chunk of the clean up work.

Q: Does the Municipal Corporation still have plans of chopping down 199 trees for developmental projects in the city? Won't this affect the potential real estate in Indore?
Latest Answer: That is really great! Any project facing trees for obstacles, now need to know the number of trees in the project area as well those coming in the way of the project. Then they have to provide satisfactory answers as to why they want the trees cut down. Permission to do so will only be granted if the project transplants the trees. Also a fee would have to be paid to the municipal commissioner. So all this has made it all the more difficult for people to cut trees yay! There's also going to be a tree census in all of Indore where all trees having more than 30 cm circumference and taller than 1 metre are counted and put under the Global Positioning Scheme where they will be henceforth monitored! :)

Q: Will the infrastructural improvements at BRTS corridor help improve Indore's real estate value?

The brts corridor is supposedly going to be situated in the middle of the road so it will be easier if other traffic can take the flyover route. Latest Answer: Okay prices have literally gone up by 10 to 15 % in Super Corridor just in the last 6 months. Yes reason is because there is presence of 2 IT and education giants like TCS, Infosys, Symbiosis and NMIMS. Also Aurabindo Specialty Hospital is proposed project of this locality. As of right now price per sq feet should be around Rs 2300 to 2500 for houses and apartments. Hopefully this locality will keep developing but not at the cost of problems like water supply and sewage disposal. But anyway, this is still good for Indore and this will surely help get high returns.

The 2bhks will cost you around Rs 29 lacs and the 3bhks will cost you around Rs 44 lacs. If you rent your apartment out, for a 2bhk you can easily get Rs 12000 per month, and for a 3bhk, you can get around Rs 20000 per month.

The project is actually under construction now. I am not aware of the completion date or date of possession, it has not been released yet. They have both 5 BHK and 6 BHK villas available. Both of them cost around 2.5 crores, so it is right under your budget, and will be furnished too.

The possession date has been announced as end of next year i.e. December 2015, so you still have some time on hand. If you make the booking early, you might be able to make some negotiations on the price.

Q: Any chance of the Metro rail coming to Indore? I heard that there are plans to bring it to Indore?

One will be from Annapurna to Sukhliya, the other from Niranjanpura to Bhawarkuwa, and the last one from Super Corridor MR 10 to Ring Road. I have a feeling that the Metro rail will be functional earlier than 2019 as the government have said that it would only take three years for the Metro to start functioning. The Metro rail in Indore will have 32 stations and it is estimated that two lakh people would use the Metro every day.

The airport will a building where CISF security can live, near the airport, and also multi-level parking building will be constructed. All the projects have been stuck in the land acquisition stage.
