Hi Soma shekar reddy sir,

I could see their commencement certificate for Aspira project,Expansion they say left enough space and constructing as per BBMP sanctioned plan, is that mean all proper?

Hi Nixon, You can cross check the plan at BBMP office, from there you will get to know if the construction is happening as per the sanctioned plan or not. Also check if the builder is providing commencement certificate.

Commencement Certificate is an important document that the builder or developer needs to acquire from local body before they begin with the construction work. When a developer submits the plan, the local body give their approval subject to a lot of noc, approvals, clearances that the developer is expected to get from various authorities around the project.

Hi Nixon,

The problem with most builders is they all have 2 plans one is the Sanctioned plans and the other is actual plan used by Contractors, now what happens usually is there will deviation in actual construction at site which you wont know by looking at the sanctioned plans. If by any chance u are looking for flat in JP Nagar 8th phase you can look at our project.

I'm not sure about OC, but have heard about their is some issue with setback area(in their Aspire project) and there is plan for road expansion in puttenahalli road which may cause problems in future. Please do cross check and get clarity on this.
