Hi Nixon, You can cross check the plan at BBMP office, from there you will get to know if the construction is happening as per the sanctioned plan or not. Also check if the builder is providing commencement certificate.

Commencement Certificate is an important document that the builder or developer needs to acquire from local body before they begin with the construction work. When a developer submits the plan, the local body give their approval subject to a lot of noc, approvals, clearances that the developer is expected to get from various authorities around the project.

I have bought this apartment and that was perhaps the worst decision of my life. Axis capstone boasts of a new era builder but is just like third class builders. Please visit the existing projects and see for yourself the cost that they charge vs the quality that the provide is of no match. There are several hidden charges which will be fleeced from you at the time of final settlement. Dont believe on any verbal promise or promises written in letter pad. Read the agreements 10 times before signing. Once you sign the agreement there is no way to cancel the agreement as all the clauses are one sided. You will loose lakhs of rupees if you do so. Plus they also resort to threatening if a payment etc is delayed or if you question them regarding promises. Most of the marketing staff sweet talk and will even promise you the moon. But once you are hooked after signing the agreement they will not at all listen to you. Please visit the existing apartment and talk to owners before booking flat.

This is my first time buy and I want to know about the locality and connectivity to the other parts of the city.
Krishna M

The area is well-connected with BMTC (Bangalore Metropolitan Transport Corporation) buses. Bus No. 2 and 2A can be availed from the locality to reach the Majestic bus terminal. The nearest bus-stops are located at Banashankari and Jaya Nagar 4th block. According to property consultants, with the arrival of Metro corridor, covering a stretch of 31.3 Km from JP Nagar to Hebbal, the prices of commercial and residential properties in the locality is expected to boost up.

Thanks Madhav for sharing the information. Any idea who all have approved the project and when will be the project expected to get completed? How much is the rate per sqft the builder is quoting now?

Aspira comprises of 85 exclusive luxury boutique apartments and present rate per sqft quoted is Rs 5600. The project is expected to get completed by 2016 end. BBMP and banks like HDFC, Axis, LIC Bank of Baroda and Corporation has approved the project

Apartments in Aspira are categorically divided floor wise. First floor's plan suits customers who don't like dirt but want the view and proximity to a garden. Fourth Floor's design accommodates a 1.8 m corridor to traverse between the living areas. Fifth to the thirteenth floors boast aerial views of JP Nagar's landscape. Its a good buy :)
