Q: Hello All,

I have shortlisted 3 projects in Bangalore.

1. JJ Elita(Jayakumarconstructions) in Bannerghatta road.Builder doesn't have OC and CC.As part of sale deed builder is ready to mention that cost for A Khata and OC will be borne by him.There is a 13% of deviation in the FAR but not on the set backs or number of flats per floor.Property has A Khata land.Ready for possession

2. Sumukha maple grove in akshayanagar. Builder says he has CC and other documents.Possession will be in Feb 2015 and builder says he is responsible for getting OC in next 2 months and will be mentioned in sale deed

3. KRS Endeavour in RR nagar. Same as above.without OC with CC. Possession in June 2016 and builder assures for OC as part of sale deed.

Which one to go for?

Sumukha Maple Grove is expected to get completed by next year but you are telling that the project is completed by Feb 2015. If the builder is having CC and there is no deviation than builder can easily obtain OC. That is actually great that the builder is going to mention the same on sale deed.

Hi Tejas, JJ Elita is a completed project and the builder is yet to get OC. OC is obtained by the builder from the office of the local civic authority such as BBMP or BDA in case of Bangalore. In Bangalore, this is a mandatory document for an apartment complex having more than five units. OC is an essential legal document that has to be obtained by the builder once the construction is complete. This ensures that the building has been constructed in a completely legal way adhering to the approved plan. I would suggest you to cross check all the documents with the help of a legal expert before buying.
