Q: Hello All, I have shortlisted 3 projects in Bangalore. 1. JJ Elita(Jayakumarconstructions) in Bannerghatta road.Builder doesn't have OC and CC.As part of sale deed builder is ready to mention that cost for A Khata and OC will be borne by him.There is a 13% of deviation in the FAR but not on the set backs or number of flats per floor.Property has A Khata land.Ready for possession 2. Sumukha maple grove in akshayanagar. Builder says he has CC and other documents.Possession will be in Feb 2015 and builder says he is responsible for getting OC in next 2 months and will be mentioned in sale deed 3. KRS Endeavour in RR nagar. Same as above.without OC with CC. Possession in June 2016 and builder assures for OC as part of sale deed. Which one to go for?

Q: Hello, I have a plan of buying a property in Bannerghatta road in Bangalore.I spoke to builder about the legal documents .During the discussion i came to know that the land is A Khatha but since there are some slight deviations(not much ex: lift spacing) from approved plan during khatha bifurcation we might get B Khata instead of A Khata.But the builder says whatever the betterment charges that may be required to pay for conversion of individual flat Khaths to A Khatha will be taken up by him and the same will be mentioned in the sale deed agreement once I decide to buy the flat.Is it safe to proceed? He has all the recipits for betterment payments made and all the deeds.
