Q: The commute is pathetic on harlur road specifically during office hours and this is the only reason i am unable to make a decision. Please suggest if Rs 4600 psft is good price

I kindly request you to let me know the following: - Whether DSR is a good builder and if anyone knows of the construction quality in DSR Ultima. - Land owner is selling the share of left over apartments at UDS and Construction cost per sqft is 4600 whereas all inclusive cost with Service tax and VAT turns out to 5300 psft - land owner is offering to reduce couple of lakhs if ipay some amount in cash i.e. black which goes un-accounted. I heard even big builders like Presitige, Gopalan do so . What are the cons of such approach? - The traffic congestion is big constraint in this area. Any idea if the roads would be widened in future.
As per my knowledge, the builder has completed around 27 projects but I have also read few negative comments over the internet. I would suggest you to physically go and check few of the projects completed by the builder to get an idea about the quality of construction.

Haralur is a very prime location to live for and have good connectivity to other parts of the city by ORR, E- city and Sarjapur road.. The area is very safe to stay with a family. But the only disadvantage is that the area is having a very narrow roads which create traffic congestion.
The price trends in this locality is going around Rs 5500 so I feel the rate per sqft what they are quoting is okay. You can try negotiating with the seller.
