Noida and Greater Noida builders are not offering completion certificates to homebuyers

Q: Homebuyers in Noida and Greater Noida feel cheated as builders are denying possession of their flats in spite of full payment of their dues including registry charges.

I bought my flat in Ace Aspire and they had given the possession before time. It is very important to check all the details of Builder before buying any property. ACE is a trust worthy builder in Noida.

And the current increase in stamp duty by 2% has added to their troubles. Secretary General CONRWA will meet the homebuyers soon and will discuss over the issue. A copy of letter was also sent to CEO of Greater Noida Authority.

I think this is the right way of dealing the issue. Secretary General CONRWA also want that all registry process be lined up by the authority on priority basis for homebuyers who have cleared their dues. At the same time, he demanded that new allotment by builders be cancelled till they clear the pile up of already sold units.

In this situation, residents are not able to move into their homes owing to the absence of completion certificates from the builders as it is a required documents.

Right Chandra,
I think builders want to fleece residents in the name of various charges such as sudden increase in floor area, or RO (mineral water plants), society maintenance without prior consent or intimation.

They can only charge these charges if it will be mentioned in the sale deed if not, then how can they insist homebuyers. Moreover, most builders have turned to delayed possession as they use the money drawn from residents in newer projects.

This is not fair in any manner. If you got the whole amount you should handover the key to their owners. I heard that the Confederation of NCR Residents Welfare Association has requested Noida Authority chairman Rama Raman to take action against builders for sitting on completion certificates of homebuyers in Noida and Greater Noida.

It is really not acceptable. What is going in their mind? Despite of full payment of all dues why developers are delaying the registry of their flats?
