To keep or sell 3 BHK - Noida Sec 120

Q: In May 2011, I bought a 3-BHK flat in Sector 120 Noida. The rate has changed from 2700 to 4700 psf. Property size 1670 sqft. The handover is scheduled in next month. I am paying an EMI of Rs. 18000 pm. The registration is yet to happen which will require another 3-4 lakhs. Kindly advice if I should keep this property and get the registration done to give it on rent (approx 17k) as i live in a different city. Or should i sell it before registration and invest somewhere else.

Hi Karunesh,
If you are getting a good return then you should sell it as you r getting a handsome return in your investment. Secondly, you live in another city, if you rent it out, then who will look after the property, you have to face a lot of difficulty once you rent it out.

No, i think you should wait for 2-3 years more. Talk with the local brokers and the neighbors. Ask them what is the current property rate in the locality and what will be the rate after 2-3 yrs. See, if there is any infrastructure development is happening, then you will sure get a good appreciation after 2-3 yrs or may be the double from it current rate.

First of all real estate is always a good option for investment and appreciation. Now about your question as compared to other regions other than Noida like Gurgaon, Bhiwadi, Faridabad etc. you can check stats any time just google it and you will find noida is far more better in terms of planned development,prices and appreciation. In appreciation Noida and Noida extention never failed and it is still in developing phase so prices will definitely goes up in a good ratio.

And if you want to invest in other place then i would suggest you to go for Yamuna Expressway because of all the ongoing and upcoming things there like F1 Track, Night safari, proposed airport, international universities, big industries, IT companies etc. The place is already very famous because of the expressway which one of its kind. But for this place you need to have patience for 3-4 yrs after investment to get a handsome return.
