Why Runwal Garden city has lower price compared to other projects in same locality??

Q: I am comparing cost of property in dhokali and balkum area. Runwal Garden city has lil lower price than other projects like highland garden with is in same locality. why is it like that?

Builder Not following his commitment. After possession maximum work is completed by respective flat owner. Cracks in wall and tiles are scratched. Builder is not ready to replace bad quality provided. Very bad quality of work and supervisor behave is very bad.
Got incomplete possession after 6 month when the promised.
I will never suggest any one to go with this SSVR builder .

No, this is not true. Price depends on the floor, preferential location and the amenities. High rise charges are included in BSP. Similary, if you are booking your flat as per preferred location, it will cost you extra, at the same time you have to pay for the extra amenities like badminton court, cricket stadium, gym, yoga club. These all charges included in your BSP which increases your price and if you are not availing those facilities then your price may reduce.

Hi Friends,
I think in sluggish realty market, builder has huge inventory. To clear the inventory they have reduced the per square foot rate. Even the locality price is 9340/sq-ft. whereas builder is charging Rs. 9500/sq-ft. So, buyer will must look for some other project in the locality which are offering the less rate than Runwal Garden City.

Thanks Ramesh. Is RGC good for investment. What will be it's appreciation in next 4-5 years? How far will it be from proposed Majiwada metro station?

This project locality is just 5 kms from Thane Station and over an above the Slums which is just on the gate of the Eirine makes it worse, though they tell you that it will be vanished in a year or so the govt has issued a notice to them, but i highly doubt. Because of the reason the developer has reduced the price.
