Hi,
Even i am planning to book a 3BHK flat in it. I just wanted to know about the approvals as lot's of project are getting delay in absence of project approval? Which statutory body and banks have approved it and when is the project possession date?

Sethi Venice by Sethi Group is a Noida Development approved project and almost all the leading banks and financial institutions such as HDFC, ICICI and PNB Housing Finance have approved.
As per the developer, it's possession date will be May'2020.

How is the locality of Sector-150? How is the social and physical development in the locality? How far is the nearby railway station and airport from the locality of sector-150?

Well Jagjivan,
Sector-150 is one of the developing locality of Noida. It is situated very close to Noida-Gr Noida Expressway. It is easily accessible to Yamuna Expressway. A knowledge park compromising of many renowned institutes like IIT, BIT, ISBE etc has transformed this place into a educational hub. Apart from the affordability this locality has also witnessed many offices like NEPZ, SEZ and a good choice for residents working in nearby places like Noida, Jasola and Mayur Vihar due to favorable connectivity of these localities. The Buddh International Circuit is also at a short distance from here. Its prime location and proximity with Delhi, Greater Noida, Faridabad and Ghaziabad has attracted many investors, real estate developers and inhabitants.

This builder cannot be trusted.

I am an owner of flat in Sethi Max Royal, Sector 76, Noida. An I feel it was worst decision of my life buying flat from Sethi Group.

The only positive thing is "We have got possession of flat." Without registry though. Living in there for last 3 years without registry. Builder has not made payment to authority, so registry is not done. And because 100% payment is already received by builder, he is least bothered about it.

Possession was offered to cut down the time of late penalty. Which you would anyways not be getting. If you are big gun like politician, lawyer or police, you would get penalty amount. However, for most of service guys, this builder would force to sign an agreement that you would not be asking for penalty in future. Only after signing that, you would be getting possession. Or pay EMI + Rent for rest of your life.

Hi,
Sethi Venice is offering 3 and 4BHK residential flats in Sector-150, Noida. Sizes of the flats are available from 1825 - 2150 sq.ft in 3BHK and 3000 sq-ft.in 4BHK. It's current asking rate will be Rs.4000/sq-ft. It is G+22 storey apartment consists 1076 units in 13-towers. Currently this project is under construction and work is on full pace.
