Q: Hi, I am planning to book a flat in Gaur Sportswood in Sec-79 Noida. Builder already reduced price from 4695 to 3995/- PSFT. They are offering me 4500/- all inclusive price. Please suggest do I need to wait some more time or its good time to invest.
Hi Amit, have you bought the flat in Gaur Sports Wood? I am also interested in investing in it but not sure of the projects viability. Can you or anyone else guide me if its a safe bet to buy a flat in Gaur sports wood? Thanks.
Hi Amit, If you really want to investment in property in Noida or Greater Noida, i would like to say that wait for at least 3-4 months. Recently, real estate market is very slow and lot's of inventory pile-up in the NCR region. And most importantly, Real Estate Regulation Bill and demonetisation has badly effected this sector. It is expected that the 90% of the deal in real estate market is in black money. After demonstration, construction work on many projects in NCR region will stop due to money crisis. So, if there will be no buyers then builder is impelled to low their flat prices which can benefit you in the coming month.
I heard that there is some litigation issue with the land by Sorkha Village people. Confirm first before booking your flat. If this project has all the required approval and is free from any litigation case then only go for it.
I am agree with Anil, But i have visited the project site and have checked the price in nearby project and found that Ajnara Belvedere in Sector-79, Dadri Road charging Rs 4341/sq-ft., Lotus Greens Arena in Sector-79, Dadri Road charging Rs. 4150/sq-ft., Sikka Kimaantra Greens in Sector-79, Dadri Road is charging Rs. 4099/sq-ft. Seeing the rate of these project, my conclusion is if Gaur Sports Wood in Sector 79, Dadri Road is charging Rs. 3995/sq-ft. then what is wrong on it. I think it is a good deal. It's all exclusive rate will be 4500/sq-ft.
Yes, i think this is the right time to buy property as lot's of good news come this budget 2017 for real estate. So, the builder are reducing their prices. Also there is a rate cut in the next week will boost the realty markets. 4400/sq-ft. will be a safe bet if you can negotiate with them.
