Latest Answer: After 5-7 years of construction is the perfect time to sell a flat as the appreciation in rate will be flat around this time frame and more maintenance issues will start to arise. Resale is also great value at this timeframe. That being said you can also buy a flat that is 5-7 years old and live in it for another 13-15 years without facing any problem, but one cannot expect a very high return on the money invested. After 20 years bigger maintenance issues may arise constantly and need to be tended to often.

Velachery is certainly a good place but the prices are too high. If you want reside in velacherry it is fine. From the investment angle the price shall be very high and future returns shall be moderate considering the fact there is already a saturation reached in terms of future buying or selling. Q:Builder has planned to construct a 300 sq.ft room for is office space in the ground stilt and UDS of 100 sqft, in total area of 2400 sqft, and 5 apartments . The area planned for builders office space is not in Fsi, so kindly clarify whether this will lead to any problem in future
