Q:The builder - GK Infra, Anu Felicity villas located in Surya Nagar 2nd Phase, has taken the down payment towards construction complete 20% but hasn't even started my villa work despite repeated calls. He says, he "assumed" my khata was already applied from the date of my sale deed which is 2 years before!!! I was the one who followed up for Khata. He did not even bother to take that action from his side. Even the Khata took 3 months and he's saying inane talks like sometimes "Astrological signs n stars" delay khata. The site is dug up since 9 months. And the layout is not developed at all and is barren land, no lights, no roads. The same builder has property in Jakkur ..an apartment and also Edify School in Surya Nagar, Chandapura. Don't go for this property. Just go to the site in Suryanagar 2nd phase to believe as seeing is believing. Contact me if you need detailed & more info. You will feel like you have bought a land on your own, nothing from the builder's side. The site is dug up since 9 months. Q:Upkar Heritage land was previously Empire Estate project. Empire Estate (GT Ramesh) and land owner (Gunduramia) tried to cheat buyers. Agreement to sale was made and they received money from buyers and denied to register register plots to them. And money was not returned. The victims are going to file court cases. Upkar is trying to sell plots which are already in agreement to sell previously by the landowner and Empire Estate.

Q:Hi myself ABC, from Bangalore.I booked a flat in Bangalore, at Chandapura. The project name is Palm Groves by Aryan Hometec Pvt. Ltd and Karsten Homes Pvt. Ltd. They say they are joint ventures and they are building this project together. Therefore I would like to know the details about this builder along with the background and how the quality of the work they deliver to there customer, when am checking online complaint forum I see almost 90% of negative reviews saying deliver of the project will be delay by 1 one year also the infrastructure is not up to the mark as they agreed on the sales agreement. When contacting this people they say, they are there competitors who provide baseless comment to make the customers go away. So as far my concern and already made a payment of 1 lakh. After seeing the review of this builder and do I have to still go ahead and make the further payment. Please suggest me, for further course of action I should take.

From past 2 years there is no development in the layout, no roads, no street lights in the layout.
Forget any amenities, there is no boundary wall still in the layout. Even after umpteen follow up with the builder (Mr.Ashok Gowda) , we have only received fake promises to be done soon, and now finally we are getting frustrated answers like "The roads and lights are not in my control, its in govt's control", imagine how your Spanish villa will then be.Guys please check their real site (layout) and you will know truth
