Q: There is water logging issue happening in a flat below my flat . Other flat owner is always suspecting this is due to some problem in my bathroom . Both the parties are staying here since more than 5 years .
There might be internal leakage problem, however please note that neither it has developed over period of years nor is due to any modifications done by me in my bathroom. Other flat owner has been getting this problem checked from Day 1, & hence in my view this is a STRUCTURAL defect.
My bathroom is in same condition without a single modification/alteration done since I have taken handover the flat from the builder. Only thing done was white cement filling in bathroom tiles to avoid any water leakage & that was also done to avoid any possible leakage.
A very important point here is the other flat owner is a committee member & has strong hold in society .
I have already initiated communication with builder to get the problem checked & repaired to resolve the issue .
In recent development Society has cut the water supply to my bathroom & on enquiring society supervisor told me , this will be connected back only when you get your internal repair done & problem is resolved.
I need expert advice here what options I have to tackle this scenario. Please help with any contact pointers if you can provide me.
Latest Answer: Hi, I think you should get a Civil Engineer and Authorised Plumber inspection done to find root of the problem even if it requires breaking of few tiles. Once root cause found then reading down the by-laws either Society / Association takes the responsibility as per by-laws or the developers. Thanks

Q: This project is not approved/sanctioned by HDFC bank. So please let me know if B wing of this project of 6 floor is legal or not.
Latest Answer: Hi Bhushan, I have talked with the builder and its representative as well they told me that they have got approvals from HDFC, Axis and ICICI for housing loan. Better, you should visit the office and check the paper. If it is not possible then check with the HDFC Bank. For 6th floor approval, only local body will give you the right information. If you ask the builder & their representative, they will say yes, because they have to sell their units.

We have concern on unfair maintenance charges for smaller 1 BHK flats and need your cooperation and understanding to consider our request with immediate effect.

We really appreciate body members efforts and expect to continue ongoing healthy communication on payment alerts/ reminders, minutes of meetings, any changes/updates, future plans/priorities for fund as well as expense/accounting details.

We are optimistic that our concern on unfair maintenance charges for smaller flats will be addressed fairly in time.

We also offer to extend our support whenever you need in society's work. Please forward my request to chairman and secretary as we are awaiting for formal acknowledgement on our request.

Q: What are all the documents to be collected after buying the flat from builder in order to facilitate the resale of the same
Latest Answer: The following documents should be checked 1. Title Deed or Mother Deed or Parent document of the property.. 2. Property Tax paid receipts for at-least previous 15 years for the land on which the apartment is built to ensure that property taxes have been paid till date. 3. Government approved Building Plan for building the apartment. If the apartment is already constructed check if they have built as per the plan . 5. Commencement Certificate given by the Municipal Corporation if the construction has not begun yet or if the building is in the initial stages of construction. This contains all the permissions given to the builder for construction. etc
