how do i verify that builder has taken all necessary approval and papers are genuine
Q: I am discussing with a new builder for a flat, i need to verify the papers with lawyer, however the builder says i need to give them post dated cheque in order to get the copy. Is this standard process. I am first time buyer

Latest Answer: Hi, Thanks. This is the first project of the builder, others are still being developed. This property is in hosur road. The builder has power of attorney from the land owner. Is this aspect a problem. They proposed to check documents after submission of post dated cheque. Any suggestion

occupation certificate in bangalore
Q: I am in search of an apartment/flat in electronic city and near by area in bangalore for 30-35Lakh. I got response from many of the builders and owners . But when i checked with them i came to know that none of them are providing Occupation certificate. When i checked with some reputed builders they were providing OC , But the price is above 40lakh . Is it not possible to get OC for the flats within my budget range. 'or can i go with any flats without OC

Latest Answer: Even i am planning to buy a flat but that is not having OC. what sandeep did you the buy the flat which you had chossen or you changed and what problems you got while buying that flat which does not have OC please discuss here

Latest Answer: Sarovara offer 2/3 BHK apartment with well connectivity from Hosur road. Ready to Move apartment with all approval from BBMP. As per my view one should invest in this project without any fear as builder rating is good . My friend book one unit in this project . no legal dispute is going on so go for this project if u have decide to buy this property.

Our Apartment in Blore has OC , do we need to get any approval from BBMP to make a 15*10 sqft office for association ?
Q: We are planning to construct an office + common staff toilet in our lawn area for the residence association, which may be aprox 15x10 Sqft with an asbestos roof. De we need to get any approval from BBMP for this new construction ?

Latest Answer: Hello Arun, If you are planning to construct an office in our lawn then I think you have to take permission and approvals from BBMP in this regards. For further clarification you can take advice from your legal expert.

Legal issue
Q: There is a legal suite OS 8068 on this land owner. Do you have any status update on this?Marketing staff in Madhavaram Brindavan Palms act totally ignorant of this to avoid tainting their image. The Case number was written on the wall of the property on June 23rd but the builder erased it immediately on the next morning. I don't see any other issue with this property. As long as the Builder or Land Owner goes for settlement and close this case, I see no other issues.In his previous project Brindavan Serenity, he failed to obtain OC because of large deviations from the approved plan (he constructed two falts without approval for his personal use). But he is currently assuring that he will definitely obtain OC for Brindavan palms because he is constructing it 100% as per plan.
