I've purchased the apt B42 more just recently. At the time of the purchase they did indicate to me that they will be delivering the apartment by Oct'13. Now they are saying Nov' 13 for 4th floor apts. However, the management did mention that they are facing some constraints with the 'officials' in the area. Esp. being a lake front apartment - they said BBMP is extra vigiliant. Anyway, I had the legal documents (as provided by the builder) checked by our family lawyer. He also independantly obtained various documents from BBMP himself. Only after getting a green signal did I go ahead and book. My lawyer also got confirmation from local BBMP engineer - that they have inspected the building for OC and everything is ok. I had already ready a few reviews and was worried about the builder's credibility. However, "Ranka" being a name known to my parent - I did visit the site anyway. I liked the spaciousness and design of the apts and most importantly the large landscape area along the lake.

I have taken a flat here, and I would others not to go with this builder.It is a 1 and half year project but its now near 2 and half year and the project is still not completed. Management is worst don't know how to handle projects.

I finally got my flat registered.
Advantages :
1. Good connectivity
2. Amount of space used for amenities is 50% of overall project area.
3. Good UDS.
Disadvantage :
1. Delay in delivering project, which I came to know that most of the developers do the same. But this is one thing which i wish Ranka improves on.

I agree with what Mr: Vivek said.. this builder has really been headache for most of us.. as till now he has not yet given the possession, actually he has promised to give the possession in the month of DEC2012 and now it seems like it will go easily up to DEC2013.. that too if we are lucky..

Guys Connectivity, water connections, approvals, appreciation is all ok .. but you should get your flat first right.. its been almost a year since this developer is promising us of giving the possession.. but has not got OC, not got so many other documents, looks like has done lot of deviations, coz of which he is not yet getting the approval.

Do they have Cauvery water? Which are the banks providing home loan for this project?

Yes they do have cauvery connection. Banks like ICICI, HDFC and SBI is offering bank loan for this project

It is located at the nerve center of various transport hubs. It enjoys excellent connectivity because of widening of existing roads, completion of NICE Road, flyover for signal-free commutes to Bangalore University and Metro upto Kengeri. If you are investing in this project you can definitely expect appreciation.

Yes Mr Himanshu. They are negotiating on the price and the project is known to be approved by BBMP.

The price per sqft is different for different apartments. For 2 BHK it is Rs 3625 to Rs 3775 per sqft and for 3 BHK it is Rs 4175 per sqft.

No the project is still under construction and it will get completed by December 2013.
