Q: I am interested in Mana projects new project Mana Jardin which is in sarjapur road. What is the current price per sqft? How is the reputation of the builder?

I need some details about the 2 BHK in Mana Jardin . What is the exact sq.ft rate in that locality as well as in the project going on? Is it good for investment purpose? Kindly update what i should know about the project...

The process of coming up IT hubs along the Outer Ring Road and Electronics City have led to the spread of South Bangalore into new residential hotspots, Sarjapur Road being one of them. Proximity to work areas and affordable property values are the main factors lifted area as a popular residential locality. Various factors contribute to the growth of Sarjapur Road including infrastructure, an efficient Volvo bus service and easy connectivity through public transpot and Metro Service as well.

The current rate of a 2BHK in Mana Jardin is between 52.72-58.97 lacs, @ Rs. 4350/sq-ft whereas the price trend in the locality is Rs. 4200-4450/sq-ft. It is a G+4 storey apartments consists 2-towers.

And it is expected that the date of possession of the project will be near about December'2014.

Hi Tajesh,
I am planning to buy a 2BHK unit of this project and had a word with them regarding OC. Can anyone share the legal clause which can be added in agreement for OC? My builder has told me that he will try to get the OC within stipulated time. I have been asking him to mention what this stipulated time is. Any support on exact clause statement will help me in my negotiation.

Well Tamana,
Please note that OC at the completion stage needs to be given by BBMP.
Some builders give a OC in their letter head which is not valid.
Its better to get a commitment for OC in writing as part of Agreement.

After booking , you should get copy of all Legal Documents, NOCs obtained from different Dept. for Building Construction, Plan Approval from BBMP/BDA, A-katha certificate - all that is required by a Lawyer to certify that the Land has no legal issues. Once you sign agreement, if you are going for Home Loan, your bank/hfc will give the list of docs needed.

I am planning to buy a 2 bhk in Mana Jardin and they are quoting Rs 52 lakhs. Is it worth?

If you are buying an apartment in Mana Jardin, It is better to go for 3 bedroom apartment as you will get balcony but in 2 bedroom apartment they are not providing balcony. It is worth buying a 3 bhk in this project rather than a 2 bhk apartment.

I feel it is absolutely worth investing in this area as the real estate market is improving slowly and steadily. May be they have not increased the price per sqft as of now but in future you they might increase the price. The project is very good for end use purpose and the project is also close to Total Mall and Wipro Corporate office. How many bedroom flat are you looking for?

Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space. Sarjapur is slowly and steadily blooming into a commercial sector. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.
